Need a roof survey in Rogate?

Can I check my roof myself?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

Roof surveys for homes and businesses in Rogate

The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Reports are sent by email. We survey natural slate, chimney stacks and clay and concrete tiles, and common reasons people get in touch are cracked mortar along the ridge and blocked, sagging or leaking gutters.

Some older homes in villages like Rogate are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we cannot see

Before booking, it is worth knowing what a survey won’t do:

  • The condition of the rest of the building (that is a RICS home survey)
  • Confirmation of asbestos in soffits or cement sheets
  • Structural calculations (that is a structural engineer’s job)

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey. What our survey covers.

Roof types and parts we check

  • Clay and concrete tiles
  • Chimney stacks
  • Lead flashings
  • Flat roofs
  • Ridges, hips and valleys
  • Natural slate
  • The roof space

Do you need a roof survey in Rogate?

What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Felt that has torn or perished stops doing its job.

People usually book a survey after spotting something like this:

  • Cracked or blistered flat roof coverings
  • Flashings that have come away from the wall
  • Leaking gutter joints and downpipes
  • Loose chimney pots

The streets around a church such as The Parish Church of St Bartholomew are often among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

  • How much experience they have with roofs like yours

What a roof survey includes

How we price roof surveys

Several things affect the price of a survey:

  • The package you choose: Basic, Standard or Premium
  • Chimneys, valleys, parapets and other details
  • Extensions, dormers and garages with roofs of their own
  • The type of building, from a house to a block or an office

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and which survey you book.

Getting in touch

Here’s what helps us most when you get in touch:

  • Access details, such as a loft hatch or a shared roof
  • What kind of property and roof it is
  • Pictures of the roof from a safe spot, if you have them
  • The reason for the survey, such as buying, a leak or storm damage

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or email us to find out.

The survey, step by step

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes roughly 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. In a hamlet or village like Rogate, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before the survey

  • Check the loft hatch can be reached
  • Make sure pets are kept safely away
  • Have keys ready for side gates, garages or roof access doors

How to book

We survey roofs on any day of the week. To find a date that works for you, ring 07833 053749 or use the contact form with the address and the days you’d prefer.

Advice

Why act early in Rogate

If you’re planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them, or at least know what to expect. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

What you get with us

  • An independent look at the roof
  • Drones and thermal imaging where applicable
  • 20+ years’ experience

Roof surveys in Rogate: local notes

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Historic houses such as Uppark, about 4.1 miles south-west, show how far back building in the area around Rogate goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

If you look after a building like Rogate CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Liss station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Your questions about roof surveys in Rogate

I let a flat near Liss station. Can you check the roof?

Of course. We just need to know who will give access, and we can send the report to you or your agent.

Is my home in Rogate listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you give a life expectancy for the roof?

Not as a figure. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

When will the report arrive?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. It is emailed to you.

How many surveys have you done?

We’ve completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.

What’s covered in a roof inspection?

Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.
