Common questions in Borden

Is my home in Borden listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you survey roofs for landlords with property near Liss station?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Does the report include photographs?

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

Is there a good time of year to book a gutter survey?

There is no wrong time. If you’ve already seen a gutter overflowing, it is best not to wait, because the walls take the water.

How soon will I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know when you book.

How long does a gutter survey take?

For a house, expect about 1–2 hours on site, with commercial buildings nearer 3–4 hours.

What happens next?

The report comes by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Gutter surveys for homes and businesses in Borden

Gutters have to slope gently towards the outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We check the line of each run as far as we can see it and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. We are often asked to look into dripping or leaking gutter joints and hoppers and outlets full of debris, on parapet and box gutters, fascias and soffits and eaves gutters.

Somewhere as small as Borden, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Practical tips

Nothing here needs a ladder. A few suggestions:

  • Have overhanging branches cut back
  • Check the loft with care after heavy rain
  • Check for spilling water in a downpour
  • Ask for valleys and parapet gutters to be cleared too

Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It’s sent to you by email once it’s done.

Watch your gutters from the ground or a window during heavy rain. Overflows and dripping joints are a sign to act before damage builds up.

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which helps when tenants work during the week.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

How the survey works

After the inspection, everything we found is written up in a report with photographs, emailed to you. As for time on site, it usually takes between one and two hours for a house, and more on a big or complicated roof. Cottages and farmhouses around Borden frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We start with what you’ve noticed, like damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

Preparing for the visit

What happens if roof problems are left?

A written report gives you a dated record of the gutters’ condition, useful when you’re planning maintenance or getting work priced. Without one, it’s guesswork from the ground. In a small place like Borden, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you want to find out.

Do you need a gutter survey in Borden?

Falling leaves are the most common cause of blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds and the debris builds up at the outlets. A choked outlet soon means a full, overflowing gutter.

Here are some of the things we see often:

  • Brackets that have dropped or snapped
  • Joints that drip after rain
  • Downpipes that are split or coming away
  • Water spilling over the gutter edge

If your house is among the older ones in the streets near Church of St Peter, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What to check before booking

  • Which viewpoints they use to see the roof
  • What’s outside the scope of the survey
  • When you will get the report
  • Their drone registration, if they fly one

Gutter surveys around Borden

Cowdray House, about 4.4 miles south-east, is one of the historic houses in the wider area around Borden. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

Landlords with a home close to Liss station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.
