Honest limits

  • Pipes below ground level
  • Confirming asbestos in older rainwater goods
  • What’s hidden inside a downpipe

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What our survey covers.

Gutter surveys for homes and businesses in Milland

Leaves, moss and silt are the usual reasons gutters block. Buildings near trees collect more, and moss washing off a tiled or slate roof adds to it. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether any overflows are doing their job. The photos show you exactly what we found. It is an easy job to put off, but they rarely get better. If you’re worried about water spilling over the gutter edge and downpipes that are split or coming away, a survey will tell you what’s going on, on parapet and box gutters, valley gutters and eaves gutters alike.

In a small place like Milland, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to.

Different roofs, different checks

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we check the wall behind for staining.

Lead-lined valley and parapet gutters

A London butterfly roof drains to a central valley gutter, and a blockage there can overflow inside. We check it where it’s safe to see.

What happens on the day

The visit has one job: to see as much of the gutter as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes between one and two hours on an ordinary house, and longer for a large or complex roof. Older rural homes like those around Milland can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. We agree which parts of the building you’re most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

When to book a survey in Milland

Brackets can loosen, corrode or snap over the years. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.

Common reasons to book include:

  • Gutters full of debris and silt
  • Downpipes that are split or coming away
  • Fascia boards damaged by overflowing water
  • Water backing up from a hidden gutter

The streets around a church such as Tuxlith Chapel are often among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

What a good roof survey covers

Milland homes and their roofs

Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first. The wider area around Milland has a long history of building, with Cowdray House about 4.7 miles south-east. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

For landlords with property near Liphook station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building such as Hollycombe Primary School, large buildings have long gutter runs and big roofs that need checking like any other.
