Flat roof survey in Chithurst, Hampshire
Surveys of flat roofs on homes, extensions and commercial buildings in Chithurst. More than 5,000 surveys completed across London and South East England.
- Blisters and bubbles in the covering
- Signs of deflection in the roof deck
- Pools of water lying on the roof
What we look for on each type of roof
Single-ply membranes
Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.
GRP fibreglass
GRP roofs can last up to about 30 years when they’re laid well. Hairline cracks over board joints are an early warning we look out for.
Flat roof surveys for homes and businesses in Chithurst
Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. We are often asked to look into raised blisters across the surface and dips that suggest the deck is deflecting, on single-ply membranes, EPDM rubber and mastic asphalt.
In a village or hamlet like Chithurst, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access ahead of time. Garages and outbuildings are easy to forget, so mention any you want included as you book.
The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend.

Your questions about flat roof surveys in Chithurst
Is my home in Chithurst listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Is Chithurst within the area you cover?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.
Do you carry professional indemnity insurance?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Do you need to get into the loft?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.
Does someone need to be in?
Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.
What will the report tell me?
You get our findings in writing, part by part, with photos, and ends with what we recommend. Points are put with the most urgent first where relevant.
Is it a structural engineer’s report?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
The survey, step by step
We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey typically takes about 1–2 hours for a house, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Chithurst often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.
- First we go through the roof, what’s beneath it and any problems so far.
- We look at the roof from the ground, windows and the roof where it is safe.
- We check the covering for splits, blisters, ponding and wear.
- We photograph and record the outlets, upstands, trims and rooflights.
- The report, with photos and recommendations, comes to you by email.
Before we arrive
- Keep pets in another room
- Unlock side gates and any roof access doors
- For flats, make sure roof access has been agreed

What a flat roof survey looks like in Chithurst
With Cowdray House about 3.1 miles east, Chithurst sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.
If you own a rental within reach of Liphook station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you look after a building such as Stedham Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

What this survey can’t tell you
Without opening up the roof, some things stay hidden, and that sets some limits:
- An exact number of years the roof has left
- A structural engineer’s assessment of the deck
- Hidden layers beneath the covering

Landlord and commercial surveys in Chithurst
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.
When to book a survey in Chithurst
The details are frequently where a flat roof lets go first. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re often the first things to fail.
We’re often asked to look at:
- Outlets that hold water back
- Pools of water lying on the roof
- Signs of deflection in the roof deck
- Loose or cracked edge trims
If you live in an older home near Chithurst Church, the flat roofs on later extensions tend to wear out long before the main roof.
