Your questions about flat roof surveys in Church End

Do you carry out roof surveys in Church End?

We do. The survey and report are the same in Church End as anywhere else, and visits run on weekdays and weekends.

Will you come out to Church End?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Will this cover the whole house?

No. It’s a survey of the flat roof. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.

Do you give a life expectancy for the roof?

There’s no honest way to give an exact number of years. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.

Will you walk on the flat roof?

Where it is safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. Fragile surfaces are never walked on.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when you book.

Can you test old roof sheets for asbestos?

We don’t carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

About our flat roof survey in Church End

We inspect a flat roof from wherever it can be seen safely: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there is access. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. If you’re worried about edge trims that have lifted or split and raised blisters across the surface, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like Church End, flat roofs are normally on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.

If any part of the flat roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t.

Why it’s worth a survey now in Church End

Flat roofs can’t normally be seen from the street, so they’re often overlooked. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. Older cottages and farmhouses around Church End can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and the package you choose.

What a flat roof survey looks like in Church End

Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. The Vyne, about 2.5 miles west, is one of the historic houses in the wider area around Church End. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Bramley (Hants) station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you look after a building like The Loddon School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. If your home is one of the older ones in the streets near Church of St. Leonard, the flat roofs on later extensions tend to wear out long before the main roof.

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Check the outlets after the leaves fall
  • Check that new brackets or units haven’t damaged the covering
  • Watch the ceilings below the flat roof for stains
  • Keep clear of rooflights and fragile roof sheets

Once we have been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.

What a flat roof survey doesn’t cover

No survey can tell you everything, and it is better to know them up front. Keep these in mind:

  • Hidden layers beneath the covering
  • Asbestos testing, which needs a specialist asbestos surveyor
  • A structural engineer’s assessment of the deck

If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey before you book. What our survey covers.

Roof types and parts we check

  • Felt flat roofs
  • GRP fibreglass

  • Single-ply membranes
  • EPDM rubber

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.

The survey, step by step

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes between one and two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a village or hamlet like Church End, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. We send a written report with photos, the defects we found and what we recommend.

Before the survey

  • Leave side gates unlocked
  • If the roof is shared, arrange access with whoever manages the building
  • Check the loft hatch can be reached
