Flat roof surveys for homes and businesses in Hordle
Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photos so work can be planned and budgeted. Commercial roofs are quoted for their size and access, so please ring 07833 053749 or send us an email with the address and an idea of the roof’s size. Typical surveys look at blocked or damaged outlets and leaks around rooflights, across felt flat roofs, upstands and outlets and EPDM rubber.
Around a smaller place like Hordle, flat roofs typically cover extensions, garages and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it is covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.
After the visit, you get a report with photographs, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

Flat roof surveys in Hordle: local notes
Hordle lies within about 2 miles of the sea, so there’s more wind and more salt in the air than further inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. About 4.4 miles west lies Highcliffe Castle, a reminder of how long the area around Hordle has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
For landlords with property near New Milton station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Take an older house close to Church of All Saints: flat-roofed rear additions and dormers added over the years are worth checking. If you look after a building such as Hordle CofE (VA) Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.
Hordle is about 3 miles west of Lymington, in Hampshire. Whether the building in Hordle is a house, a flat or a commercial unit, we can survey the roof. Hordle is one of the places in Hampshire we cover for flat roof surveys. For surveys nearby, see our Southampton page.

What happens on the day
Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. A visit to Hordle is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- You tell us about the roof, its covering if you know it, and any leaks.
- We view the roof from ground level, from windows and from the roof where it’s safe to do so.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- You get a report with photographs and our recommendations.
Preparing for the visit
- Agree roof access with the managing agent if it’s shared
- Make sure we can get to the back of the property
- Let us know about parking before the day

Related advice
Checking the roof from ground level
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
What we cannot see
Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:
- Fragile surfaces, which we do not walk on
- Asbestos testing, which needs a specialist asbestos surveyor
- What’s under the membrane without opening it up
If in doubt, ring 07833 053749 or email us and we will point you to the right survey. What a survey covers and does not.
Roof types and parts we check
- Felt flat roofs
- EPDM rubber
- Mastic asphalt
- Upstands and outlets
- Single-ply membranes
- GRP fibreglass
What else we do in Hordle
Different roofs, different checks
GRP fibreglass
Movement in the deck or a thin layer of resin can lead to cracks in GRP. Our report notes cracks and any sign that the deck is flexing.
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.
Landlord and commercial surveys in Hordle
Letting agents can arrange access with tenants, at a time agreed in advance. We survey on weekdays, Saturdays and Sundays, which can make access easier.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.
Questions from Hordle
Is my home in Hordle listed or in a conservation area?
We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Do roofs near the sea, like those around Hordle, take more of a battering?
It can do. Hordle is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
What’s the best way to book?
The quickest way is to call 07833 053749 or drop us an email. Tell us the address and a little about the roof. We survey on any day of the week.
How many surveys have you done?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.
How do you inspect a flat roof?
Only where it’s safe to do so. If not, we use safe viewpoints and look inside, and we note any area we couldn’t see. We don’t walk on fragile rooflights or sheeting.
I live in a flat. Can you survey the roof?
Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
Is it a structural engineer’s report?
No. We note visible signs such as sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.
Practical tips
A little preparation and a few simple habits help. Some pointers:
- Keep outlets clear of leaves and moss
- Note where water lies after a downpour
- Limit foot traffic on the covering
- File the paperwork for the roof and any repairs
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.
Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.
