What you can safely check yourself

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

How a flat roof survey works in Leagreen

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. If you’ve noticed blistering in felt or asphalt and cracked or split membrane, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Leagreen, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, with the urgent items made clear.

Leagreen questions

Is my home in Leagreen listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Will you come out to Leagreen?

We do. Villages and rural addresses get the same survey as a town house.

Is a flat roof survey the same as a building survey?

No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.

Can you inspect my roof with a drone?

Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.

Does the report include photos?

Yes. We photograph the roof as we go, and the report uses them to show each finding alongside our recommendations.

How many surveys have you done?

Over 20 years and more than 5,000 surveys.

What’s in the survey report?

You get our findings in writing, part by part, with photos. Points are put with the most urgent first where relevant.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Make sure new fixings through the roof are properly sealed
  • Note where water lies after a downpour
  • Keep clear of rooflights and fragile roof sheets
  • Ask contractors to protect the roof if they work on it

Buyers can take the findings back to the seller or the agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.

Honest limits

A survey is a close look at the flat roof, but it cannot do everything. The main limits are:

  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • Structural calculations, which need a structural engineer
  • Asbestos testing, which needs a specialist asbestos surveyor

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.

What we look at

  • GRP fibreglass
  • EPDM rubber
  • Mastic asphalt
  • Felt flat roofs
  • Upstands and outlets
  • Single-ply membranes

What happens on the day

Every roof is different, but as a rough guide the survey takes between one and two hours at most homes, with bigger or more complicated roofs taking longer. If you have questions on the day, just ask. In a small place like Leagreen, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from ground level, windows and the roof where it is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • Leave a clear route to the loft
  • Jot down any questions you want answered

Local flat roofs in Leagreen

Leagreen is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Historic houses like Highcliffe Castle, about 4.5 miles west, show how far back building in the area around Leagreen goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as Church of All Saints, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you let a flat or house near New Milton station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Anyone responsible for a site like Hordle CofE (VA) Primary School will know that a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

What we look for on each type of roof

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. Seams, corners and the details around outlets and upstands get a close look.
