About our flat roof survey in Penton Mewsey
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We’re frequently asked to look into damaged trims at the roof edge and blisters and bubbles in the covering, across mastic asphalt, felt flat roofs and upstands and outlets.
Older buildings in small places like Penton Mewsey may be listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.
Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

What this survey cannot tell you
Without opening up the roof, some things stay hidden, so a survey has limits:
- The condition of the deck or insulation hidden under the covering
- Parts of the roof that aren’t safe to walk on or view
- A fixed date for when the roof will need replacing
If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey. What a survey covers and doesn’t.
What we check
- Mastic asphalt
- GRP fibreglass
- Felt flat roofs
- EPDM rubber
- Upstands and outlets
- Single-ply membranes
Checking the roof from ground level
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Flat roof surveys in Penton Mewsey: local notes
England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.
If you own a rental within reach of Andover station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you look after a building such as Harrow Way Community School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. For an older house near a landmark such as Holy Trinity Church, the joins between later flat roofs and the old walls are where problems usually start.

How it works
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Rural addresses near Penton Mewsey can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- You let us know about the roof, its covering if you know it, and any leaks.
- We view the roof from ground level, from windows and from the roof where it is safe to do so.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- We check the rooms or spaces under the roof for staining where we can reach them.
- We send a written report with photos, the defects we found and what we recommend.
Before the survey
- For flats, check roof access has been agreed
- Buyers: confirm access with the estate agent or seller
- Point out any leaks or damp patches

Useful tips for Penton Mewsey property owners
Here are a few things we’d tell any owner, before and after a survey:
- Have the roof looked at again after a severe storm
- Check new fixings through the roof are properly sealed
- Note the date and type of any roof work
- Limit foot traffic on the covering
You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It is written in plain English, with a photograph of each defect, so others can follow it without going up to look.
Keep outlets, gutters and hoppers clear, particularly after the leaves fall. Water that can drain away does far less harm than water that sits.
