If you’re buying, find out about the flat roof before you exchange. Once you’ve exchanged, any work on the roof is down to you. Our report gives you specific points to raise with the seller or agent. Around Beauworth, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it is left.

How a flat roof survey works in Beauworth

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you’ve noticed outlets choked with leaves and silt and raised blisters across the surface, we can find out what’s behind it, on single-ply membranes, upstands and outlets and felt flat roofs alike.

Older buildings in small places like Beauworth may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Practical tips

These tips come from what we see on roofs every week:

  • Clear roof outlets and gutters each autumn
  • Keep people off the roof unless they need to be there
  • Never stand on rooflights or fragile sheeting
  • Keep records of when the roof was laid and what work has been done

For landlords and building managers, the report is a dated record of the roof’s condition. It’s useful when planning upkeep and setting budgets, and it gives a baseline to compare against next time.

Small defects are simpler to deal with while they’re still small. A flat roof that’s looked after between surveys usually lasts longer.

Should I look at the roof myself first?

It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where applicable.

What we look for on each type of roof

GRP fibreglass

Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.

Felt and built-up roofs

On felt, the upstands and edge details often fail before the main surface. Every upstand and edge is checked, with photos of any that have lifted or cracked.

Common questions in Beauworth

Will you come out to Beauworth?

Yes, Beauworth is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Do you cover Beauworth?

Yes, Beauworth is within the area we cover. We survey roofs across London and the South East. You can phone 07833 053749 or use the contact form with the address and a few details, and we’ll talk through which survey suits.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Should I worry about standing water on my flat roof?

Standing water on a flat roof deserves a closer look. It often means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. We record where it sits and the likely cause.

Will you walk on the flat roof?

It depends on what’s safe: the roof itself where that’s safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.

Which flat roof coverings do you cover?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. The report names the covering and explains its condition.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours at most homes, rising to roughly 3–4 hours on a commercial building. You’re welcome to ask questions while we’re there. Around Beauworth, older homes can have small or awkward roof spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before we arrive

  • Make sure the loft hatch can be reached
  • Make sure we can get to the back of the property
  • For a flat or shared roof, check access with the freeholder or managing agent

Flat roof surveys in Beauworth: local notes

Some Hampshire villages still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops. About 1.5 miles north-east lies Hinton Ampner House, a reminder of how long the area around Beauworth has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

Take an older house close to Church of St James: later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

Honest limits

To be straight with you, there are limits to any roof survey:

  • A fixed date for when the roof will need replacing
  • What’s under the membrane without opening it up
  • Whether the deck or joists are strong enough

If in doubt, phone 07833 053749 or email us and we will recommend the right survey. The full list of what we check.
