Warnford Flat Roof Survey
A careful look at the flat roof at your property in Warnford, and put it all in a written report with photos.
- Blistering in felt or asphalt
- Damaged trims at the roof edge
- Ponding water that doesn’t drain away
Flat roof surveys for homes and businesses in Warnford
Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there is access. We don’t walk on fragile rooflights or fragile roof sheeting. Where any area cannot be viewed safely, we say so in the report, so you know exactly what was covered. We survey EPDM rubber, upstands and outlets and felt flat roofs, and the problems we’re asked to look at most are blistering in felt or asphalt and gaps at upstands and abutments.
Older buildings in small places like Warnford may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

When you need someone else
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Asbestos testing, which needs a specialist asbestos surveyor
- Structural calculations, which need a structural engineer
- Fragile surfaces, which we do not walk on
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before booking. What our survey covers.
What this survey covers
- Upstands and outlets
- Mastic asphalt
- Felt flat roofs
- Single-ply membranes
- EPDM rubber
- GRP fibreglass
Roof by roof
Mastic asphalt
Mastic asphalt is a heavy, seamless covering frequently found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.
Rooflights and upstands
Rooflights and fragile sheets are never walked on. They’re inspected from safe positions and recorded with photos.
DIY checks: what’s safe
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.
What else we do in Warnford
What we do, step by step
Once we’ve finished looking, we write up our findings in a report with photos, sent to you by email. On timing, most surveys take between one and two hours at most homes, with bigger or more complicated roofs taking longer. Around Warnford, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
- Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- The findings are written up with photos and recommendations and emailed to you.
Before we arrive
- If you are buying, check with the agent that we can get in
- For a flat or shared roof, check access with whoever owns or manages the building
- Show us where any leaks or stains appear
How to book
Booking is simple: just phone 07833 053749 or drop us an email, let us know about the property and we’ll point you to the right survey. The price is agreed up front.

Flat roof surveys in Warnford: local notes
Hinton Ampner House, about 3.1 miles north-west, is one of the historic houses in the wider area around Warnford. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.
For an older house near a landmark such as Church of Our Lady, the joins between later flat roofs and the old walls are where problems usually start.

Questions from Warnford
Will you come out to Warnford?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
Do you cover Warnford?
Yes, Warnford is one of the places we work. The survey and report are the same in Warnford as anywhere else, and visits run on weekdays and weekends.
Which days do you carry out surveys?
Surveys run seven days a week. To arrange a date, call 07833 053749 or drop us an email.
Will this cover the whole house?
No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 survey of the whole building, and it isn’t a structural engineer’s report. It frequently sits alongside a buyer’s building survey.
Which flat roof coverings do you cover?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We will tell you in the report.
What happens after the survey?
You receive the written report by email, with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Can you tell me how long my flat roof will last?
We don’t put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.

Why it is worth a survey now in Warnford
A leak over an office, shop or unit can affect the people and stock underneath. Surveying the roof in good time means work can be planned and budgeted around the people who use the building. Older and listed buildings around Warnford may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.
