About our flat roof survey in Hatchet Green

Water through a flat roof doesn’t always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, with photographs of anything that could be letting water in. A roofer can then start from a clear picture of the problem. Common reasons to book are leaks around rooflights and splits and cracks in the covering, across GRP fibreglass, single-ply membranes and felt flat roofs.

Somewhere as small as Hatchet Green, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Flat roofs in Hatchet Green

A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. Breamore House, about 2.6 miles west, is one of the historic houses in the wider area around Hatchet Green. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you look after a building such as Hale Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. For an older house near a landmark such as Church of St Mary, the flat roofs on later extensions tend to wear out long before the main roof.

How the survey works

We check the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes roughly 1–2 hours for a house, and more on a big or complicated roof. Around Hatchet Green, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We look at the roof from wherever it can safely be seen.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there’s safe access, we look at the ceilings and spaces below for signs of water.
  5. We send a written report with photos, the defects we found and what we recommend.

Before we arrive

  • Jot down any questions you want answered

How we price flat roof surveys

When we price a survey, we consider:

  • Which survey package you book
  • The number of roofs, including extensions and garages
  • Whether thermal imaging or a drone is needed
  • Building height and the viewpoints available

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Booking your survey

A few details help us point you to the right survey and price. When you get in touch, it helps to mention:

  • Any deadline, such as an exchange date
  • What’s prompted the survey
  • The address and postcode of the property
  • Whether there’s a loft hatch, a shared roof or tricky access

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or drop us an email.

Before and after the survey

There’s plenty you can do without going near the roof. What helps most:

  • Note any new marks on ceilings beneath the roof
  • Never stand on rooflights or fragile sheeting
  • Check the outlets after the leaves fall
  • Ask whoever fits equipment on the roof to make good the covering

You can use the report to ask roofers to quote for the same work. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.

What a flat roof survey does not cover

A survey is a close look at the flat roof, but it cannot do everything. Its limits include:

  • Parts of the roof that are not safe to walk on or view
  • A structural engineer’s assessment of the deck
  • A promise that the roof will not leak in future

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What our survey covers.

Roof types and parts we check

  • Upstands and outlets
  • GRP fibreglass
  • EPDM rubber
  • Felt flat roofs
  • Single-ply membranes
  • Mastic asphalt

Checking the roof from ground level

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

FAQs for Hatchet Green

Is Hatchet Green in the area you cover?

Yes, Hatchet Green is one of the places we work. Every survey there gets the same written report with photos.

Is Hatchet Green within the area you cover?

Yes, Hatchet Green is covered. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Will this cover the whole house?

No. Our survey covers the flat roof only. It’s not a RICS Level 2 or 3 home survey or a structural engineer’s report. It often sits alongside a buyer’s building survey.

Do you give a life expectancy for the roof?

We don’t give a fixed number of years, because so much depends on upkeep, exposure and workmanship. We describe the condition and say which work is urgent and which can wait.

Is it a structural engineer’s report?

No. We’re roof surveyors, not structural engineers, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

When does the report arrive?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.

Do you look in the roof space?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.
