What this survey cannot tell you

In fairness, there are limits to any roof survey:

  • Defects hidden under coverings or inside walls without opening up
  • Anything beyond the roof, which a full home survey covers
  • How a seller will respond, or what the house is worth

If in doubt, phone 07833 053749 or use the contact form and we will suggest the right survey before you book. What a survey covers and does not.

What this survey covers

  • Clay and concrete tiles
  • Gutters and downpipes
  • The roof space
  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Natural slate
  • Lead flashings and valleys

Pre-purchase roof surveys for homes and businesses in Hatchet Green

Buying a flat brings its own roof questions. Depending on the lease, roof repairs may fall to the building owner or a management company. We inspect what access allows us to see safely, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it is checked as far as access allows. We survey gutters and downpipes, lead flashings and valleys and flat-roofed extensions and dormers, and the problems we are asked to look at most are roof slopes that look uneven or sagging and quick fixes on flashings and valleys.

Older buildings in small places like Hatchet Green may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it is worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What happens on the day

Every roof is different, but as a rough guide the survey takes about 1–2 hours for most houses, and more on a big or complicated roof. If you have questions on the day, just ask. Older roofs in small places like Hatchet Green can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. Access is arranged through you, the agent or the seller.
  3. We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. We email a report with photos and recommendations, ready for you to use before exchange.

Preparing for the visit

  • Let us know about parking near the property
  • If you are buying, let the agent know when we’re coming
  • For flats, check roof access has been agreed

How the survey changes by roof type

Clay and concrete tiles

Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but they weather and can crack, and low-pitched roofs need their laps to be right.

Gutters and parapets

The rainwater system keeps water off the walls. We check for blockages, leaking joints and sagging runs, along with fascias and soffits.

Questions from Hatchet Green

Is Hatchet Green within the area you cover?

Yes. Hatchet Green is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.

Is my home in Hatchet Green listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How do I book a survey in Hatchet Green?

The quickest way is to phone 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we’ll take it from there. We survey on weekdays and at weekends.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

What if it rains on the day?

Light rain does not usually stop a survey, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we’ll arrange another day with you.

Can I take the findings back to the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision, so we can’t promise any saving.

For landlords and managing agents

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, ring 07833 053749 or drop us an email with the addresses.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Pre-purchase roof surveys around Hatchet Green

Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. With Breamore House about 2.6 miles west, Hatchet Green sits in an area with a long building history. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If yours is one of the older homes in the streets near Church of St Mary, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Hatchet Green is in Hampshire. In Hatchet Green, as across Hampshire, every roof gets the same careful survey. We cover towns and villages across Hampshire, large and small. Southampton is in our area too.

Pre-purchase roof surveys in SP6 are booked the same way as anywhere else. If you need a pre-purchase roof survey at a property on Hatchet Close and Hatchet Green or a nearby road, we can survey it. Larger places within reach include Totton (10 miles east), Chandler's Ford (15 miles east), Romsey (11 miles east), New Milton (15 miles south), Ringwood (9 miles south) and Marchwood (13 miles south-east).

Before and after the survey

Some practical points come up on survey after survey. They apply to most roofs:

  • Ask when the roof was last worked on
  • Let us know your timetable
  • Ask for any paperwork for recent roof work
  • For a flat, check who is responsible for the roof

With the findings in hand, you can talk to the seller or their agent. Some buyers ask for repairs before completion, others ask for a change to the price. The outcome is between you and the seller, and we can’t promise any result.

Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.

What a survey costs

To price your survey, we check:

  • The roof’s overall size
  • Whether it’s a home or a commercial building
  • Any need for thermal images or a drone flight
  • Basic, Standard or Premium

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

What we need to know

A little information up front helps. It’s useful to include:

  • Your timetable, such as an exchange date
  • What’s prompted the survey
  • Where water is showing inside, if it is
  • The style of property, from a terrace to a block

Getting a price is simple: just ring 07833 053749 or email us, let us know about the property and we’ll recommend the right survey. We confirm the price before anything is booked.
