Landlord roof surveys for homes and businesses in Hatchet Green

We survey let and shared roofs in Hatchet Green and across London and South East England. Time on site usually takes about 1–2 hours for a house, and longer for a block or a building with several roofs. Everything is inspected as far as it can be seen safely, and by drone where it is applicable. A written report with photos follows. Common reasons to book are choked outlets and gutters and flashings that have come away, on converted houses, gutters and downpipes and shared roofs.

In a village or hamlet like Hatchet Green, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

What we do, step by step

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes an hour or two at most homes; commercial roofs usually need 3–4 hours. In a small place like Hatchet Green, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

How to prepare

  • Check the loft hatch can be reached
  • If you’re buying, check with the agent that we can get in

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • The structure in the way a structural engineer would assess it
  • Who pays under the lease (that is a legal question)

If in doubt, call 07833 053749 or use the contact form and we will point you to the right survey before booking. What our survey covers.

What a survey costs

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • Any need for thermal images or a drone flight
  • How big the roof is
  • Extra roofs, like extensions, dormers or garages
  • Height and safe access

Getting in touch

There’s no need for technical words. It’s enough to tell us:

  • Access details, such as a loft hatch or a shared roof
  • Pictures of the roof from a safe spot, if you have them
  • The property’s address and postcode
  • Any marks or damp showing indoors

Booking is simple: just call 07833 053749 or drop us an email, tell us about the property and we’ll suggest the right survey. The price is agreed up front.

Hatchet Green: your questions answered

Do you carry out roof surveys in Hatchet Green?

Yes, Hatchet Green is within the area we cover. We cover the whole of London and South East England. You can call 07833 053749 or use the contact form with the address and some details, and we will talk through which survey suits.

Is Hatchet Green within the area you cover?

Yes, Hatchet Green is covered. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you survey in bad weather?

Light rain does not typically stop a survey, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are frequently shared, so the building owner or managing agent needs to agree access. We can only inspect what we are given access to.

What does a block roof survey cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all inc. VAT. Larger buildings are priced to suit. Just call 07833 053749 or send us an email for a price.

Who do you carry out landlord roof surveys for?

Landlords, letting agents, managing agents and freeholders book it along with residents’ and RTM management companies. Leaseholders sometimes book it as well.

Are you insured?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Check your lease or ask a solicitor about who pays
  • Put urgent roof work at the top of the list
  • File each roof report for future reference
  • Keep the loft hatch clear and reachable

Questions about the findings are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey an in-person one.

Act on urgent items in the report first, and plan the rest. Small roof defects tend to grow.

What we look for on each type of roof

Shared chimney stacks

Chimney stacks are often shared between houses or flats. Pots, flaunching, pointing and flashings are looked at from safe vantage points.

Flat roofs on blocks and rear additions

Flat roof outlets often clog leaving water standing. We check them as part of the survey.

Hatchet Green homes and their roofs

Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first. Breamore House, about 2.6 miles west, is one of the historic houses in the wider area around Hatchet Green. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Take a building like Hale Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
