What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Parts of the roof that aren’t safe to walk on or view
  • Whether old sheeting or boards contain asbestos
  • Hidden layers beneath the covering

If in doubt, phone 07833 053749 or email us and we will recommend the right survey before you book. What a survey covers and doesn’t.

What this survey covers

  • EPDM rubber
  • Mastic asphalt
  • Upstands and outlets

Flat roof surveys for homes and businesses in Lee

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. On a flat roof, moisture readings can help show whether water has got under the covering. Bigger commercial roofs are priced on their size and access. We survey felt flat roofs, upstands and outlets and mastic asphalt, and common reasons people get in touch are upstands pulling away from walls and failed seals around rooflight kerbs.

In a small place like Lee, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Around Lee, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

How to prepare

  • Tell us about parking before the day
  • If the roof is shared, arrange access with whoever manages the building
  • Clear the way to the loft hatch

Your questions about flat roof surveys in Lee

Does a conservation area affect roof work in Lee?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is the coastal weather around Lee hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

What happens after the survey?

You’ll receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Do you look for flat roof leaks?

The survey covers the covering and all the details where leaks typically begin, and photograph anything that could be letting water in. Where the source is not obvious, a roof leak investigation or electronic leak detection may be the next step.

How many years has my flat roof got left?

There is no honest way to give an exact number of years. As a guide, felt often lasts around 15 to 20 years, EPDM frequently 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.

Does someone need to be in?

That depends on the survey. For inside areas and the loft space, someone has to give us access; we will agree the details when you book.

Common roof problems in Lee

No flat roof covering lasts for ever. Around 15 to 20 years is common for felt, while EPDM often lasts 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. We can tell you how your roof is doing, whatever its age.

Typical things we’re asked to look at include:

  • Signs of deflection in the roof deck
  • Damaged trims at the roof edge
  • Outlets that hold water back
  • Leaks around rooflights

For an older house near a landmark like Church of St Boniface, flat-roofed rear additions and dormers added over the years are worth checking.

Before you book any roof surveyor

  • Is VAT included in the price?
  • What’s outside the scope of the survey
  • Whether the loft space is looked at, where there is one
  • Whether you get a written report with photos

What a roof survey includes

What we look for on each type of roof

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

Flat and commercial roofs around Lee

Lee is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

If you let a flat or house near Romsey station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. For site and facilities teams at buildings like Oasis Academy Lord's Hill, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Checking the roof from ground level

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
