Pre-purchase roof survey in Lee

Buyers in Lee and right across London and the South East use our pre-purchase roof survey. Whether it’s a terrace, a semi, a detached house or a flat, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To arrange a survey, ring 07833 053749 or use the contact form. We survey chimney stacks, flat-roofed extensions and dormers and gutters and downpipes, and the problems we’re asked to look at most are lead that has worked loose at a wall or chimney and signs of past leaks inside the loft.

Being in a small place like Lee makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them as you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

It is not only a list of defects. It explains what we found, why it matters and what we recommend.

Roof by roof

Natural slate

Older slate roofs often have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it is in.

Clay and concrete tiles

Clay plain tiles are common on older South East homes, and some still have peg tiles. Rotten pegs let tiles slide.

What we do, step by step

Once we’ve finished looking, we write up our findings in a report with photographs. As for time on site, most surveys take an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. In a hamlet or village like Lee, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Getting ready for the survey

  • Mention any parking restrictions on your street
  • Gather any invoices or paperwork from past roof work
  • Agree roof access with the managing agent if it’s shared

What a pre-purchase roof survey looks like in Lee

The coast is about 3 miles or less from Lee, and being near the sea means more wind and salt than a roof inland would face. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, so exposed details get a close look whether you’re buying or signing off new work. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

If you live in an older home near Church of St Boniface, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Lee is about 2 miles south of Romsey, in Hampshire. In Lee, as across Hampshire, every roof gets the same careful survey. Our area takes in places right across Hampshire, large and small.

Pre-purchase roof surveys in SO51 are booked the same way as anywhere else. If you need a pre-purchase roof survey at a property on Lee Lane and Lee Church Lane or a nearby road, we can survey it. Neighbouring places we cover for pre-purchase roof surveys include Ashfield (1 mile east), Toothill (1 mile east), Upton (1 mile south-east), Nursling (1 mile south-east) and Rownhams (2 miles south-east). Larger places within reach include Winchester (10 miles north-east), Eastleigh (6 miles east), Fareham (15 miles south-east), Totton (3 miles south), Chandler's Ford (5 miles north-east) and Hedge End (9 miles east).

Useful tips for Lee property owners

Here are a few things we’d tell any owner:

  • Check we will be able to get into the roof space
  • Request records of any re-roofing
  • Find out whether the roof has been replaced or patched
  • Mention any deadline when you contact us

It is worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions.

Do not block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.

How we price pre-purchase roof surveys

We confirm the exact price before booking. This is what makes a difference:

  • How tall the building is and how easy the roof is to see
  • Which survey package you book
  • The use of thermal imaging or a drone
  • House, block, shop or office

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You will know the price for the job before booking.

Getting in touch

To price your survey accurately, we will ask about:

  • The address and postcode of the property
  • Access details, such as a loft hatch or a shared roof
  • Any photos you have, taken from the ground or a window
  • Where water is showing inside, if it is

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or drop us an email with the details.

Common roof problems in Lee

Chimneys take the worst of the weather and they’re frequently the least maintained part of a roof. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. On terraced and semi-detached homes, a stack may be shared with next door, which matters if work is needed.

A survey can pick up problems like:

  • Standing water on a flat extension roof
  • Cracked flaunching or crumbling chimney pointing
  • Slates or tiles that have slipped or gone
  • Old water stains in the roof space

Landlords with a home close to Romsey station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Before booking anyone

  • Which limits apply to the survey
  • What exactly goes into their report
  • Their insurance cover
  • How they plan to inspect the roof safely

Questions from Lee

Does being near the coast affect roofs in Lee?

It can do. Within about 3 miles of the sea, as Lee is, metal fixings wear faster and gales find any loose ridge or slate.

Is Lee within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Will the roof report help me negotiate with the seller?

Yes. The report sets out what we found, with photos, which you can share with the seller or agent. We cannot promise how the seller will respond.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

Is your roof survey a RICS survey?

No. Our survey looks at the roof only, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when you book.

Will you climb onto the roof?

Only where it is safe. Many roofs can be seen well from windows, vantage points and the loft.

Can I check my roof myself?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.
