Buying a home or a new roof in Hillyfields
The coast is about 2 miles or less from Hillyfields, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, which is worth knowing before you buy or pay for new work. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. For a purchase or a newly finished roof, the materials decide which details matter most.
If your house is among the older ones in the streets near All Saints, a survey will show how the roof has been repaired before, which helps you judge what’s coming. Southampton Tudor House and Garden, about 3.7 miles south-east, is one of the historic houses in the wider area around Hillyfields. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy. If you let a flat or house near Redbridge station, a written report helps before buying a rental or paying for a new roof on one.

About our pre-purchase roof survey in Hillyfields
With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We cannot say how a seller will respond, but you’ll be asking from facts rather than guesses. It can also help you decide whether the purchase is still right for you. If you’ve noticed quick fixes on flashings and valleys and slates or tiles that have slipped or gone, we can find out what’s behind it, on clay and concrete tiles, the roof space and chimney stacks alike.
Around Hillyfields, you’ll mostly find houses and bungalows of different ages. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

- Confirmation of asbestos in cement sheets or soffits
- How a seller will respond, or what the house is worth

Your questions about pre-purchase roof surveys in Hillyfields
Will you come out to Hillyfields?
We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Is my home in Hillyfields listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you need to get into the loft?
Where possible, yes. We look in the loft space where there’s safe access, and upstairs windows give useful views. Access is normally arranged through the agent or seller.
Is a roof survey worth having alongside a home survey?
They do different things. A RICS home survey covers the whole building, and ours concentrates on the roof alone. Our survey complements a RICS survey and doesn’t replace one.
Do I need to be at home?
That depends on the survey. For inside areas and the roof space, someone has to give us access; we will agree the details when you book.
Can I take the findings back to the seller?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision.
Which days do you carry out surveys?
We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when you book.
What we do, step by step
After the inspection, everything we found is written up as a written report with photographs, emailed to you. On timing, most surveys take between one and two hours at most homes, while a commercial roof takes nearer three to four hours. In a smaller place like Hillyfields, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.
- You choose a Basic, Standard or Premium Survey to suit the home you are buying.
- A date is booked on a weekday, Saturday or Sunday.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Before we arrive
- If you are buying, let the agent know when we are coming
- Have any paperwork from past roof work to hand
- Make sure the loft hatch can be reached

What affects the cost of pre-purchase roof surveys
Every roof is different, so prices are confirmed before you book. These are the things that affect it:
- The roof’s overall size
- House, block, shop or office
- Whether you choose the Basic, Standard or Premium Survey
- The use of thermal imaging or a drone
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both inc. VAT. You will know the exact price before booking.
Helping us price your survey
These details help when you get in touch:
- Where the property is, with the postcode
- The type of building and roof, like pitched or flat
- Your timetable, such as an exchange date
- How the loft is reached, if there is one
To arrange a survey, ring 07833 053749 or drop us an email with the address and what you’d like to know about the roof. You will know the price before anything is booked.
Before and after the survey
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Ask the agent to make sure the loft hatch can be opened
- For a flat, check who is responsible for the roof
- Ask when the roof was last worked on
- Tell us your exchange date when booking
We email the report to you, with photos of each finding. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.
Every so frequently, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.
Surveys for landlords and agents in Hillyfields
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client.
Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.
What happens if roof problems are left?
After exchange, any roof defect is yours to deal with. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but with far less room to act on them. Arranging work in a smaller place like Hillyfields is easier with notice than in an emergency. Knowing early gives you time to get the right people in.
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.
