About our flat roof survey in Bull Hill

A flat roof leak often travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. That is why we check every detail across the roof, not only the area above the stain, with photos of anything that could be letting water in. Whoever carries out the work then has a clear starting point. If you are worried about signs of deflection in the roof deck and failed seals around rooflight kerbs, a survey will tell you what’s going on, on GRP fibreglass, EPDM rubber and mastic asphalt alike.

Somewhere as small as Bull Hill, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

What happens on the day

We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Somewhere like Bull Hill needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We look at the roof from wherever it can be seen safely.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there is safe access, we check the ceilings and spaces below for signs of water.
  5. You get a written report with photos and our recommendations.

Preparing for the visit

  • Make sure the loft hatch can be reached
  • Make a note of anything you’d like us to look at
  • Gather any invoices or paperwork from past roof work

Advice

Different roofs, different checks

Felt and built-up roofs

Felt roofs frequently last around 15 to 20 years, depending on how they were laid and looked after. We record how yours is doing and where it is weakest.

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. We note any punctures, tears and loose areas we can see.

Your questions about flat roof surveys in Bull Hill

Is the coastal weather around Bull Hill hard on roofs?

Often, yes. Within about 2 miles of the sea, as Bull Hill is, metal fixings wear faster and gales find any loose ridge or slate.

Do you cover smaller places like Bull Hill?

Yes, Bull Hill is covered. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years, and 98% of clients are satisfied.

Can you survey a shared roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Do you check flat roofs for asbestos?

We do not carry out asbestos surveys. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. We note anything that could contain it, and a specialist asbestos surveyor should check it before it is disturbed.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Surveys for landlords and agents in Bull Hill

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or drop us an email.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Flat roofs in Bull Hill

Bull Hill lies within about 2 miles of the sea, and places near the sea get more salt in the air and more wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. The wider area around Bull Hill has a long history of building, with Beaulieu Palace House about 3.9 miles north-east. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

For site and facilities teams at buildings such as William Gilpin Church of England Primary School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. Take an older house close to Saint Nicholas Chapel: the joins between later flat roofs and the old walls are where problems normally start. Landlords with a home close to Lymington Town station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.

Bull Hill is about 2 miles north-east of Lymington, in Hampshire. Anywhere in Bull Hill, we can carry out flat roof surveys at your property. Our Hampshire coverage includes Bull Hill. There’s also a page for Southampton.

What a survey costs

When we price a survey, we consider:

  • Basic, Standard or Premium
  • The shape of the roof and its details
  • Roof area
  • The number of roofs, including extensions and garages

Every price we give includes VAT, and the written report is part of the package. Flat roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

What to tell us when you contact us

A little information up front helps. Please include:

  • Any marks or damp showing indoors
  • Your postcode, so we can check access and travel
  • What’s prompted the survey
  • The kind of building and roof involved

Photos help, if you have them. Take them safely from ground level or a window. To get started, call 07833 053749 or email us.

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Note where water lies after a downpour
  • Ask contractors to protect the roof if they work on it
  • Note any new marks on ceilings beneath the roof
  • Book a survey every few years

For landlords and building managers, the report is a dated record of the roof’s condition. It helps when planning maintenance budgets, and it makes changes easy to spot at the next survey.

Book a survey every few years, and again after new fixings, units or rooflights go in. That catches changes early and builds up a record of the roof.
