Flat roof survey in West Town

We inspect a flat roof from wherever it can safely be seen: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. If you are worried about raised blisters across the surface and gaps at upstands and abutments, we can find out what’s behind it, on EPDM rubber, GRP fibreglass and mastic asphalt alike.

In smaller places like West Town, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. Knowing the covering and how it was laid tells you what to expect from it. From an upstairs window, look for standing water, splits and edges coming away.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Tips that help

A little preparation and a few simple habits help. Our tips:

  • Check from a window for ponding after heavy rain
  • Keep people off the roof unless they need to be there
  • Check that new brackets or units haven’t damaged the covering
  • Book a survey every few years

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. It’s your choice who carries out the work and when.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.

Why get it checked now?

For a buyer, the best time to learn about a flat roof is before contracts are exchanged. Once you’ve exchanged, any work on the roof is down to you. A report gives you facts to put to the seller or agent. In a smaller place like West Town, wherever a roof is exposed, a loose ridge or flashing does not stay loose for long. Wind gets under it and lifts more.

What this survey can’t tell you

A survey is a close look at the flat roof, but it cannot do everything. The main limits are:

  • Fragile surfaces, which we don’t walk on
  • What’s under the membrane without opening it up
  • Whether old sheeting or boards contain asbestos

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before you book. The full list of what we check.

Roof types and parts we check

  • Felt flat roofs
  • Mastic asphalt
  • Upstands and outlets
  • Single-ply membranes
  • GRP fibreglass
  • EPDM rubber

Can I check my roof myself?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Common questions in West Town

Does a conservation area affect roof work in West Town?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Does being near the coast affect roofs in West Town?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you go up onto the roof?

Where it’s safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. We do not walk on fragile rooflights or sheeting.

Does a flat roof survey replace a RICS survey?

No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.

What does a roof survey cost?

Flat roof survey starts from £150, including VAT. You’ll know the price for your roof before booking. To get a price, call 07833 053749 or drop us an email.

What we do, step by step

The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect an hour or two at most homes, and longer for a large or complex roof. A visit to a smaller place like West Town is no different on the day: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from the ground, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. The report, with photographs and recommendations, comes to you by email.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Make sure pets are kept safely away
  • Point out any leaks or damp patches

Flat roof surveys in West Town: local notes

West Town lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

If you look after a building such as Mengham Infant School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. For businesses in and around places such as The Bridge Shopping Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts. If you own a rental within reach of Fratton station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies.
