Knightwood questions

Does a conservation area affect roof work in Knightwood?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Knightwood?

We do. A small place gets exactly the same survey as a big one.

How long does the survey take?

It typically takes roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. You’ll then get the report by email, on the timescale of your package.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Do you survey commercial flat roofs?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so please phone 07833 053749 or email us with the details.

Can you tell me how long my flat roof will last?

We do not put a figure on it. As a guide, felt frequently lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.

What will the report tell me?

You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.

How a flat roof survey works in Knightwood

We inspect a flat roof from wherever it can safely be seen: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there is access. Fragile rooflights and fragile sheets are never walked on. Where any area can’t be viewed safely, we say so in the report, so the limits of the survey are clear. If you are worried about cracked or split membrane and leaks around rooflights, a survey will tell you what’s going on.

Outbuildings, garden rooms and garages in places like Knightwood often have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. If you want them looked at too, mention them as you book, along with the main flat roof. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

The survey, step by step

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes roughly 1–2 hours at most homes, though large, tall or awkward roofs take more time. Parking around Knightwood is usually easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Keep clear of rooflights and fragile roof sheets
  • Note any new marks on ceilings beneath the roof
  • Keep records of when the roof was laid and what work has been done
  • Check from a window for ponding after heavy rain

Once we’ve been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.

For landlords and managing agents

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you contact us and we’ll plan the visit with that in mind.

Flat roof surveys around Knightwood

With South Stoneham House about 3.7 miles south, Knightwood sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

For site and facilities teams at buildings like Knightwood Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. If you let a flat or house near Chandlers Ford station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Knightwood is about 1 mile west of Chandler's Ford, in Hampshire. We visit Knightwood as part of our work across Hampshire, for homes and businesses alike. Knightwood is one of the places in Hampshire we cover for flat roof surveys.

What affects the price in Knightwood

Prices vary from roof to roof, for these reasons:

  • The height of the building and how the roof can safely be seen
  • Chimneys, valleys, parapets and other details
  • If the survey needs thermal imaging or a drone
  • Whether you choose the Basic, Standard or Premium Survey

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Getting in touch

Some details help us point you to the right survey and price. When you contact us, it is useful to mention:

  • Why you want a survey: buying, a leak, a storm or new work
  • Pictures from the garden or a window, if you have them
  • Your timetable, such as an exchange date
  • The property’s address and postcode

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or use the contact form whenever suits you.

When to book a survey in Knightwood

People go onto flat roofs for all sorts of reasons: to clean windows, fit aerials or air conditioning units, or reach a gutter. A covering that wasn’t designed for foot traffic can crack or puncture. Fixings added through the covering often start leaks too.

A survey can pick up problems such as:

  • Failed upstands where the roof meets a wall
  • Dips that suggest the deck is deflecting
  • Blistering in felt or asphalt
  • Ponding water that does not drain away

If you live in an older home near St Francis, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Choosing a roof surveyor

  • Is VAT included in the price?
  • How they plan to inspect the roof safely
  • What they will not be able to tell you
  • What happens after the report arrives

What’s in a roof survey

How the survey changes by roof type

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. Our report notes cracks and any sign that the deck is flexing.

Rooflights and upstands

We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photographs.
