About our roof survey in Knightwood

The report is written for you, in plain language. Each defect is described with photos and a recommendation, and where it is relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. We’re often asked to look into cracked or blistered flat roof coverings and leaning or weathered chimney stacks, across the roof space, chimney stacks and ridges, hips and valleys.

Around Knightwood, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Roof by roof

Flat roof coverings

Felt flat roofs frequently last around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.

Chimney stacks

We check the stack itself, not a flue, gas or sweep inspection. We’ll tell you if the flue needs a specialist.

How the survey works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Some parts of a survey depend on the weather, so a visit to Knightwood is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from every safe viewpoint outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before we arrive

  • Gather any invoices or paperwork from past roof work
  • Agree roof access with the managing agent if it is shared
  • Make sure the loft hatch can be reached

Advice

Surveys for landlords and agents in Knightwood

Letting agents can arrange access with tenants, at a time agreed in advance. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

What affects the cost of roof surveys

When we price a survey, we consider:

  • Whether it’s a home or a commercial building
  • How many separate roofs there are, such as extensions, dormers and garages
  • The height of the building and how the roof can be seen safely
  • Which survey package you book

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

What to tell us when you get in touch

You do not need to know any roofing terms. It’s enough to let us know:

  • Pictures from the garden or a window, if you have them
  • Anything about access we should know
  • Why you want a survey: buying, a leak, a storm or new work
  • The kind of building and roof involved

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or use the contact form when you’re ready.

Local roofs in Knightwood

Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The flight restriction zone around Southampton Airport comes within about 1 mile of Knightwood. If the drone is used for your survey, the exact boundary is checked for the address first.

If you let a flat or house near Chandlers Ford station, a dated record of the roof is useful when planning maintenance across a let. If yours is one of the older homes in the streets near St Francis, old fixings, lead flashings and tall chimneys are typical of older roofs.

Knightwood is about 1 mile west of Chandler's Ford, in Hampshire. Knightwood gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our area takes in places right across Hampshire.

We cover every part of SO53 and SO52 for roof surveys and the streets around it. Whether your property is on Foyle Road, Harvest Road and Flexford Road or a nearby road, we can help. When to book a survey in Knightwood

Blocked gutters cause a surprising amount of damage. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors.

We’re often asked to look at:

  • Leaking gutter joints and downpipes
  • Cracked or blistered flat roof coverings
  • Slates or tiles that have slipped or broken
  • Loose ridge or hip tiles

Historic houses such as South Stoneham House, about 3.7 miles south, show how far back building around Knightwood goes. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.

Questions to ask before booking

  • Whether the price includes VAT
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Is there a chance to talk the report through?
  • When you’ll get the report

What a good roof survey covers

Knightwood questions

Is Knightwood within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in Knightwood listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. Access is agreed with you when booking.

Do you use drones?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

Is your survey a structural engineer’s report?

No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It isn’t a structural engineer’s report and doesn’t include calculations.

What’s covered in a roof inspection?

All the main parts of the roof: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.

DIY checks: what’s safe

It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
