Flat roof survey in Cowplain, Hampshire
A careful look at the flat roof at your property in Cowplain, with photographs and a written report.
- Damaged trims at the roof edge
- Failed seals around rooflight kerbs
- Outlets choked with leaves and silt
Signs you need a flat roof survey in Cowplain
Water that doesn’t drain sits on the roof and speeds up wear. It usually comes from poor falls, a blocked outlet or a deck that has dipped. Leaves and silt from nearby trees can soon choke an outlet.
A survey can pick up problems such as:
- Failed seals around rooflight kerbs
- Upstands pulling away from walls
- Edge trims that have lifted or split
- Splits, cracks and crazing
The streets around a church like The Hart Plain Church are often among the oldest in a place, and if you own one of the older houses nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.
What to check before booking
- Whether the inside of the roof is included
- When you’ll get the report
- What insurance they carry
- Which parts of the roof they’ll actually see
Flat roof survey in Cowplain: what you get
Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we will recommend a structural engineer. Common reasons to book are dips that suggest the deck is deflecting and splits, cracks and crazing, across mastic asphalt, EPDM rubber and GRP fibreglass.
Around a smaller place like Cowplain, flat roofs typically cover extensions, garages and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it is covered in, and how well it was laid, decides what it needs. From an upstairs window, look for standing water, splits and edges coming away.
Every survey ends with a written report, with photographs, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

What else we do in Cowplain
What we do, step by step
We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes between one and two hours for a small flat roof at home, and longer for a large commercial one. With a bit of garden around a house, as there frequently is around Cowplain, the roof can be viewed from several angles. Mention any side of the property we cannot get to. Inside, the loft is looked at where it can be reached safely.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Inside, we look for damp and staining under the roof where there is access.
- The findings are written up with photographs and recommendations and emailed to you.
How to prepare
- If you’re buying, let the agent know when we’re coming
- Move anything stored under the loft hatch
- Have any questions written down, so nothing gets missed

For landlords and managing agents
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or send us an email.
What we look for on each type of roof
EPDM rubber
Rubber roofs can shrink back from their edges or lift where the adhesive has failed. Any we find are noted and photographed.
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.
DIY checks: what’s safe
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we look at the roof.
Your questions about flat roof surveys in Cowplain
Do you cover smaller places like Cowplain?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.
Do roofs near the sea, like those around Cowplain, take more of a battering?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows.
How do you inspect a flat roof?
Only where it is safe to do so. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. Fragile surfaces are never walked on.
Can you give me structural calculations?
No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.
Can you survey a shared roof?
Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.
Should I worry about standing water on my flat roof?
Standing water a day or two after rain usually needs attention. The cause may be the outlets, the falls or the deck. The survey looks at each and records the likely cause.
How long have you been surveying roofs?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and South East England.
What affects the price in Cowplain
A few things affect what a survey costs:
- The roof’s overall size
- How tall the building is and how easy the roof is to see
- Any need for thermal images or a drone flight
- Commercial roofs and larger buildings
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Flat roof survey starts from £150, including VAT.
What we need to know
To price your survey accurately, we’ll ask about:
- Where the property is, with the postcode
- What’s prompted the survey
- How the loft is reached, if there is one
- Any deadline, such as an exchange date

Flat roofs in Cowplain
Cowplain is within about 4 miles of the coast, so there’s more wind and more salt in the air than further inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.
For site and facilities teams at buildings such as Woodcroft Primary, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. Warblington Castle lies about 4.5 miles south-east, so building around Cowplain goes back a long way. If your home is older, its flat-roofed extension or dormer may be on its second or third covering.
Cowplain is about 1 mile south-west of Horndean, in Hampshire. We survey roofs in Cowplain and the surrounding area across London and South East England. Our Hampshire coverage includes Cowplain and the places around it. We also survey roofs in Portsmouth.
