Gutter survey in Cowplain

Damp patches on inside walls, stains below a valley or water running down the brickwork can often be traced to the gutters. We check whether gutters, outlets or downpipes are the likely source, from everything that’s safely in view. Where the cause looks more like the roof covering or a flashing, the report says so. The next step is suggested too. Typical surveys look at valley or box gutters that overflow inside and dripping or leaking gutter joints, across fascias and soffits, valley gutters and outlets and hoppers.

In a smaller place like Cowplain, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. A proper look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Gutter surveys around Cowplain

Cowplain lies within about 4 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Warblington Castle, about 4.5 miles south-east, is one of the historic houses in the wider area around Cowplain. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up. If you let a flat or house near Rowlands Castle station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Cowplain is about 1 mile south-west of Horndean, in Hampshire. Anywhere in Cowplain, we can come and survey your property. Our Hampshire coverage includes Cowplain. You can also see our page for Portsmouth.

What a gutter survey doesn’t cover

It’s a careful look at the gutter, not the whole story. The main limits are:

  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • What’s behind fascias and inside walls
  • The inside of a downpipe along its whole length

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before you book. What a survey covers and does not.

What we check

  • Outlets and hoppers
  • Parapet and box gutters
  • Valley gutters
  • Downpipes
  • Fascias and soffits
  • Eaves gutters

Leave it or get it looked at?

Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone will not solve it. A gutter survey helps rule the rainwater system in or out. Around Cowplain, leaves and moss in gutters lead to overflowing water and damp walls. Dealing with the cause is simple; drying out a wall is not.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

Signs you need a gutter survey in Cowplain

Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.

We’re frequently asked to look at:

  • Cracked or loose downpipes
  • Water backing up from a hidden gutter
  • Gutters packed with leaves or moss
  • Gutters overflowing in heavy rain

Anyone responsible for a site like Woodcroft Primary will know that a written record of a large roof helps plan work for the holidays rather than in term time.

Questions to ask before booking

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Will the report include photos?
  • What follow-up you get after the report
  • Which viewpoints they use to see the roof

What’s in a roof survey

What affects the price in Cowplain

The price reflects the time and kit the roof needs. That comes down to:

  • Extra roofs, like extensions, dormers or garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The use of thermal imaging or a drone
  • Whether you choose the Basic, Standard or Premium Survey

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

What to let us know when you get in touch

When you call or email, these details help:

  • Why you want a survey: buying, a leak, a storm or new work
  • Access details, such as a loft hatch or a shared roof
  • Any stains, drips or damp patches you’ve seen indoors
  • The property’s address and postcode

We survey roofs seven days a week. To find a date that works for you, call 07833 053749 or email us.

How the survey works

Once we have finished looking, we write up our findings in a report with photos, sent to you by email. On timing, most surveys take between one and two hours at a house, depending on how many gutter runs and downpipes there are. Some parts of a survey depend on the weather, so a visit to Cowplain is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Before the survey

  • For flats, make sure roof access has been agreed
  • Leave side gates unlocked
  • Jot down any questions you want answered

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Cowplain: your questions answered

Will you come out to Cowplain?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when booking.

Can a landlord with a rental near Rowlands Castle station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or email us with the address and what you need.

When does the report arrive?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

When is the best time for a gutter survey?

There is no wrong time. If you’ve already seen a gutter overflowing, it’s best not to wait as overflowing water can damage walls.

What will the report tell me?

A report with photos, covering the condition of the gutter, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.

Do you check valley and parapet gutters?

Yes, as far as they can be seen safely. We look from vantage points, the roof space and the roof itself where safe, and by drone where it is applicable.
