Gutter surveys for homes and businesses in Soake

Damp on walls, water marks under a valley or streaks down the brickwork frequently trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, from whatever is safely visible. Where the cause looks more like the roof covering or a flashing, the report says so, with a suggested next step. If you’re worried about sagging gutters and loose brackets and joints that drip after rain, we can find out what’s behind it.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

The report records the gutter as we found it on the day. It’s useful straight away, and a good reference for later, like when you want to compare after future work.

Why get it checked now?

A gutter clear-out takes the leaves away but it won’t explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. For older village homes like those around Soake, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.

Every price we give includes VAT. Gutter survey starts from £150, including VAT. We confirm the price for the job before booking.

Why us?

  • Insured for professional indemnity and public liability
  • Drone and thermal imaging surveys available
  • Two decades and more of roof surveys
  • Clear package prices, with VAT included

Common roof problems in Soake

Hidden gutters are often lined with lead or another sheet covering. When a lining splits or an outlet blocks, the water can come inside, because there’s no outer edge for it to spill over. Lead linings can also be stolen.

Look out for signs like these:

  • Choked outlets or hopper heads
  • Cracked or loose downpipes
  • Water spilling over the gutter edge
  • Gutters full of debris and silt

For landlords with property near Bedhampton station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before booking any roof surveyor

  • Whether the roof space is looked at, where there is one
  • What exactly goes into their report
  • Which limits apply to the survey
  • Whether you can ask questions once you have the report

What a good roof survey covers

What a gutter survey does not cover

To be straight with you, a roof survey has limits:

  • Underground drains, which need a CCTV drain survey
  • What’s hidden inside a downpipe
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)

If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey before booking. What our survey covers.

Gutter surveys around Soake

Soake is within about 4 miles of the coast, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

Anyone responsible for a site like Denmead Junior School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Soake is about 1 mile north-west of Waterlooville, in Hampshire. We cover Soake and the rest of Hampshire. We cover towns and villages across Hampshire, from the larger towns to small villages. There’s also a page for Portsmouth.

What happens on the day

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. A typical survey takes between one and two hours at a house, depending on how many gutter runs and downpipes there are. In a small place like Soake, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. The eaves gutters, downpipes and fascias are checked from ground level and windows.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The roof space is checked for staining, where it can be reached safely.
  5. A written report with photos and recommendations follows.

Before we arrive

  • Have keys ready for side gates, garages or roof access doors
  • If the roof is shared, arrange access with whoever manages the building
  • Point out any leaks or damp patches

Getting a price

A quick phone call is typically the easiest start: phone 07833 053749 or email us, and we’ll ask about the building and what you need. The price is agreed before a date is set.

What a survey costs

Prices always include VAT. What changes the price is:

  • Extra roofs, like extensions, dormers or garages
  • The shape of the roof and its details
  • House, block, shop or office
  • Roof area

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Helping us price your survey

You don’t need to know any roofing terms. Just tell us:

  • Where the property is, with the postcode
  • The reason for the survey, such as buying, a leak or storm damage
  • Dates you’re working to, such as exchange
  • Where any leaks, stains or damp patches show inside

To arrange a survey, ring 07833 053749 or drop us an email with the address and what you’d like to know about the roof. You will know the price before anything is booked.

FAQs for Soake

How do I find out if my home in Soake is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Soake within the area you cover?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

How quickly is the report sent?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

When is the best time for a gutter survey?

You can book at any time of year. Before the wetter months gives you time to plan any work though problems frequently show up after heavy rain.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Will you go up on the roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

It’s useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.
