Independent drone roof surveys in Soake

How a drone roof survey works in Soake

We fly a sub-250g drone, and we’re a CAA-registered drone operator, with a Flyer ID and an Operator ID. It stays within sight for the whole flight, and well below the 120-metre height limit. Every flight is planned around the roof, the site and the people nearby. Airspace and weather are checked before every flight. We never fly where it isn’t safe. We survey flat roofs on upper floors, fragile roofs and chimney stacks, and the problems we’re asked to look at most are lifted or split lead flashings and ponding and splits on a high flat roof.

Some older homes in villages like Soake are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.

The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

Questions from Soake

Is Soake within the area you cover?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

How do I find out if my home in Soake is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Does your drone take thermal images?

The drone gives you detailed photos of the outside of the roof. Thermal imaging comes with the Premium Survey.

What will the report tell me?

Written findings with photographs, explaining the condition of the roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

What do I do with the report?

We email you the written report with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Prices for drone roof surveys in Soake

A few things affect what a survey costs:

  • The type of building, from a house to a block or an office
  • The height of the building and how the roof can be seen safely
  • Basic, Standard or Premium
  • Extensions, dormers and garages with roofs of their own

Every price we give includes VAT. Drone roof survey starts from £400, including VAT. You will know the exact price before you book.

Booking your survey

There’s no need for technical words. Just tell us:

  • Any marks or damp showing indoors
  • Whether there is a loft hatch, a shared roof or tricky access
  • Photos of the roof, taken safely from the ground or a window
  • The property’s address and postcode

Booking is simple: just ring 07833 053749 or email us and give us a few details about the property and we will explain which survey suits. The price is agreed up front.

Useful tips for Soake property owners

Most of what helps is simple and safe from the ground. Our suggestions:

  • Tell next door if the drone will be near their property
  • Tell us about any leaks or concerns
  • Be ready to move the date if the weather turns
  • Share the postcode so we can check for restrictions

The Premium Survey report comes the same day. It includes the drone photos where a flight was possible, alongside the other checks in the package.

After a storm, check from the garden and the street. Pieces of slate or tile on the ground mean something has moved. A drone survey can show what has shifted.

What happens on the day

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. The survey itself takes roughly 1–2 hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. Around Soake, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First, we check the address for flight restrictions.
  2. If permission is needed, we ask for it before the visit.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The drone captures close-up photos of the coverings, chimneys, valleys and gutters.
  5. You receive a written report with photos and recommendations.

How to prepare

  • Agree roof access with the managing agent if it is shared
  • Buyers: confirm access with the estate agent or seller
  • Leave side gates unlocked

What you can safely check yourself

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Roofs and gardens beyond the one we’re surveying
  • A flight where airspace permission is refused
  • What’s under the slates, tiles or felt

If in doubt, ring 07833 053749 or email us and we’ll point you to the right survey before you book. What our survey covers.

What this survey covers

  • Valleys and parapet gutters
  • Large and complex roofs
  • Tall and steep roofs
  • Fragile roofs
  • Flat roofs on upper floors
  • Chimney stacks

What we look for on each type of roof

Flat roofs on tall buildings

The flat roof on top of a block is rarely looked at. A drone shows ponding, splits, blisters and worn upstands.

Chimney stacks

Chimney tops are hard to see from the ground. Close-up photos show the pots, flaunching, pointing and flashings.

Airspace, weather and Soake roofs

Soake lies within about 4 miles of the sea, where wind off the sea can be strong. A small drone can’t fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

Take a building like Denmead Junior School: big roofs are where aerial photos and thermal images show the most at once. In and around Soake, as anywhere, a roof is easiest to deal with when its problems are found early.
