Roof leak investigations in Soake: local notes

Soake is within about 4 miles of the coast, so there is more wind and more salt in the air than further inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather, and salt air slowly wears metal fixings. Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. The covering and its details give the first clues when tracing where water is coming from.

Anyone responsible for a site like Denmead Junior School will know that a leak through a large roof is frequently found some distance from where the water shows inside. If you own a rental within reach of Bedhampton station, a tenant living with a leak needs the cause found, not just the stain painted over.

Soake is about 1 mile north-west of Waterlooville, in Hampshire. Roofs in Soake get the same thorough look as anywhere else in Hampshire. Our Hampshire coverage includes Soake and the places around it. We also survey roofs in Portsmouth.

All of PO7 is covered for roof leak investigations. You’ll find streets such as Soake Road and Hambledon Road. Nearby, we also carry out roof leak investigations in Furzeley Corner (1 mile south-west), Hart Plain (1 mile east), Cowplain (1 mile east), Waterlooville (1 mile south-east) and Purbrook Heath (2 miles south). Further out, we also cover Gosport (8 miles south-west), Havant (4 miles south-east), Eastleigh (14 miles west), Fareham (7 miles south-west), Hedge End (11 miles west) and Petersfield (9 miles north-east).

Roof leak investigations for homes and businesses in Soake

Some ‘leaks’ aren’t leaks at all. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, and the stains look much like a leak. Telling the two apart matters, because they need very different work. We look at the pattern of damp, the weather and the ventilation before reaching a view. Common reasons to book are drips from nail tips in a cold loft and stains around a skylight, on valleys and parapet gutters, flat roof details and chimney stacks.

Roofs in small places like Soake often stand in the open, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What we look for on each type of roof

Parapet and box gutters

Parapet and box gutters sit behind walls or inside the roof. A blocked outlet sends water over the lining and into the building.

Chimney stacks

A stack has several possible ways in for rain. Each is looked at from every safe viewpoint.

Soake: your questions answered

Is my home in Soake listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Will you come out to Soake?

Yes, Soake is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How do I book a survey in Soake?

Just call 07833 053749 or email us. After a few questions, we confirm the price and fix a day, weekday or weekend.

Can a leak be traced on a dry day?

In many cases, yes. Leaks leave clues, like staining, damp timber and moisture in materials. Intermittent leaks can be harder, so your photos and notes from wet days are very useful.

How long does a roof leak investigation take?

It normally takes about one to two hours, more where the leak is intermittent or the roof is large. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Do you climb onto every roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

Why act early in Soake

Wet insulation does not insulate well. Insulation can soak up water quietly before anything shows below. The sooner the cause is found, the less needs replacing. Outbuildings and barns around Soake are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for the job before booking.

Prices for roof leak investigations in Soake

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • The number of roofs, including extensions and garages
  • The size of the roof
  • The height of the building and how the roof can safely be seen
  • Which survey package you book

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Booking your survey

Here’s what helps us most when you contact us:

  • Pictures of the roof from a safe spot, if you have them
  • The kind of building and roof involved
  • Your postcode, so we can check access and travel
  • What’s prompted the survey

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or use the contact form.

What happens on the day

We’ll ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours at a typical home, and longer for a large or complex roof. Older rural homes like those around Soake can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

Preparing for the visit

  • Gather any invoices or paperwork from past roof work
  • Have keys ready for side gates, garages or roof access doors
  • Tell us about any leaks, stains or damp patches you know of

Booking a survey

Not sure which survey you need? The easiest way is to phone 07833 053749 or email us and describe the roof and what’s worrying you. We will explain the options and the price.

What you can safely check yourself

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

Tips that help

Over many surveys, some simple habits stand out:

  • Record whether it leaks in every downpour or only some
  • Do not climb onto the roof to look
  • Make sure the loft is accessible
  • Take dated photos of the leak

If the leak turns out to be condensation, the report says so, and suggest how the roof space could be better ventilated. That avoids roof work that wouldn’t help.

Have flashings and flat roofs looked at every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.
