Chimney surveys around Soake

Soake is within about 4 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Landlords with a home close to Bedhampton station may find that a dated record of the roof is useful when planning maintenance across a let.

Soake is about 1 mile north-west of Waterlooville, in Hampshire. Anywhere in Soake, we can carry out chimney surveys at your property, on a weekday, Saturday or Sunday. Across Hampshire, we cover Soake. You can also see our page for Portsmouth.

Chimney surveys for homes and businesses in Soake

A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. We also look for damp on chimney breasts and in the loft where there is safe access. The findings come in a written report with photos and recommendations. It suits a single stack on a house as well as several on a larger building. Common reasons to book are mortar washing out of the joints and bricks with flaking faces, across lead flashings, chimney pots and cowls and flaunching.

Older buildings in small places like Soake may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

FAQs for Soake

Do you survey roofs for landlords with property near Bedhampton station?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is my home in Soake listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What do you check on a chimney?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. We also check chimney breasts and the stack in the loft space where we can reach. Everything is written up with photos.

What should I do with a chimney I do not use?

There is no single answer. The survey shows its condition and how it’s been capped. If you’re thinking of removing it, check with the council first in a conservation area or on a listed building.

What does the report include?

It explains what we saw, what it means and what we’d suggest, backed by photographs. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.

How can you see the top of the stack?

We look from ground level, from windows and from the loft where it is safe. A drone inspection is part of the Premium Survey where applicable. The report is clear about anything that couldn’t be seen.

Do you cover Soake for chimney surveys?

Yes. We cover Soake and the rest of Hampshire, as part of our work across London and the South East. To book, ring 07833 053749 or email us.

When to book a survey in Soake

The flaunching on top of a stack holds the pots in place and sheds water. Once it cracks, water gets in and frost makes the cracks bigger. In time, the pots can become loose.

Here are some of the things we see often:

  • Mortar washing out of the joints
  • Gaps in the mortar around the pots
  • Damp patches on chimney breasts
  • Redundant stacks capped without ventilation

For site and facilities teams at buildings like Denmead Junior School, a written record of a large roof helps plan work for the holidays rather than in term time.

Choosing a roof surveyor

  • What the report includes, and whether it has photographs
  • Whether VAT is in the quoted price
  • Their track record with similar roofs
  • Whether they hold professional indemnity and public liability insurance

What a good roof survey covers

Landlord and commercial surveys in Soake

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Letting agents can arrange access with tenants, at a time agreed beforehand. Surveys run on weekdays, Saturdays and Sundays, which can make access easier.

What affects the cost of chimney surveys

Prices vary from roof to roof, for these reasons:

  • The shape of the roof and its details
  • Any need for thermal images or a drone flight
  • Extensions, dormers and garages with roofs of their own
  • The type of building, from a house to a block or an office

Chimney survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

What we need to know

Before you get in touch, it helps to have:

  • The type of building and roof, such as pitched or flat
  • Where any leaks, stains or damp patches show inside
  • Pictures of the roof from a safe spot, if you have them
  • The address and postcode of the property

We confirm the price for your roof before you book, so you know the cost up front. Prices start from £150, including VAT. For a price for your roof, call 07833 053749 or drop us an email.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Find out whether changes to a stack need permission
  • Check that disused chimneys can still breathe
  • Photograph damp patches with the date
  • File photos of the stacks with your home records

With a shared stack, the report can help when talking to next door. It shows what we found and where from the viewpoints we used.

Get small mortar repairs done while they’re small. Small repairs now can save bigger work later.

Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Whether a stack needs rebuilding on structural grounds
  • Whether a gas appliance or its flue is safe
  • Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What our survey covers.

Roof types and parts we check

  • Chimney pots and cowls
  • Chimney breasts
  • Shared and party-wall stacks
  • Lead flashings
  • Flaunching
  • Brick chimney stacks

How it works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours for most houses, and about three to four hours for a commercial roof. For a village or hamlet like Soake, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. The report, with photos and recommendations, is emailed to you.

Getting ready for the survey

  • Let us know about any leaks, stains or damp patches you know of
  • Have any questions written down, so nothing gets missed
  • Let us know about parking near the property
