About our chimney survey in Cowplain

Many homes have chimneys that are no longer used. Even when it is not used, a stack has to stay weathertight. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. You get photos of each stack and our recommendations. We’re often asked to look into gaps in the mortar around the pots and redundant stacks capped without ventilation, on lead flashings, brick chimney stacks and chimney pots and cowls.

Trees around homes in smaller places like Cowplain drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Chimney surveys around Cowplain

The coast is about 4 miles or less from Cowplain, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Historic houses such as Warblington Castle, about 4.5 miles south-east, show how far back building in the area around Cowplain goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

For site and facilities teams at buildings such as Woodcroft Primary, large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Rowlands Castle station, a roof report helps you deal with small faults before they turn into a call from a tenant. Take an older house close to The Hart Plain Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Cowplain is about 1 mile south-west of Horndean, in Hampshire. Cowplain is one of many places we visit across Hampshire, for homes and businesses alike. Our area takes in places right across Hampshire. You can also see our page for Portsmouth.

We survey roofs across PO8 and PO7 for chimney surveys and the streets around it. We cover properties on Milton Road, King's Road and London Road and the roads around them. Nearby, we also carry out chimney surveys in Hart Plain (1 mile south-west), Waterlooville (1 mile south), Soake (1 mile west), Furzeley Corner (2 miles west) and Purbrook (2 miles south). We also work in nearby towns such as Gosport (9 miles south-west), Havant (3 miles south-east), Eastleigh (15 miles west), Fareham (8 miles south-west), Hedge End (12 miles west) and Petersfield (8 miles north-east).

What we do, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. Most visits take between one and two hours at a typical home, and longer for a large or complex roof. Some parts of a survey depend on the weather, so a visit to Cowplain is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Preparing for the visit

  • Check we can get to the back of the property
  • Leave a clear route to the loft
  • Buyers: confirm access with the estate agent or seller

Checking the roof from ground level

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Prices for chimney surveys in Cowplain

Prices always include VAT. The things that change the price are:

  • If the survey needs thermal imaging or a drone
  • How big the roof is
  • Height and safe access
  • How many separate roofs there are, like extensions, dormers and garages

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

What to tell us when you contact us

These details help when you get in touch:

  • Dates you’re working to, such as exchange
  • The address and postcode of the property
  • Photos of the roof, taken safely from ground level or a window
  • Access details, such as a loft hatch or a shared roof

A quick phone call is normally the easiest start: ring 07833 053749 or email us. The price is agreed before a date is set.

Why it is worth a survey now in Cowplain

Damp in a chimney breast typically gets worse while the cause is left. It can spoil decoration and plaster. Finding the cause means the right work can be planned. Tradespeople may need to travel further to a smaller place like Cowplain, so it’s useful to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We will give you the figure before anything is booked.

What a chimney survey does not cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • A structural engineer’s assessment
  • What’s inside the brickwork or behind render, without opening up
  • Flue inspections or sweeping

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you before booking. What our survey covers.

Cowplain questions

Does being near the coast affect roofs in Cowplain?

It can do. Within about 4 miles of the sea, as Cowplain is, metal fixings wear faster and gales find any loose ridge or slate.

Will you come out to Cowplain?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do you survey on Saturdays and Sundays?

We carry out surveys seven days a week. To arrange a date, phone 07833 053749 or send us an email.

How can you see the top of the stack?

We look from ground level, from windows and from the loft where it is safe. Where it applies, our Premium Survey adds a drone inspection for a closer view. Any area we couldn’t view is noted.

Can you survey a chimney stack we share with next door?

Yes. Shared stacks are common on terraced and semi-detached houses. We record the stack as far as we can see it and flag anything on the neighbour’s side.

Why is my chimney breast damp?

There are a few common causes: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. We look at each one and note the most likely cause.

How long is the visit?

Expect it to take about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. The written report follows by email.
