Flat roof surveys for homes and businesses in Chute Forest

Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. That gives you facts to raise with the seller or agent. We are often asked to look into upstands pulling away from walls and cracked or split membrane, on felt flat roofs, GRP fibreglass and upstands and outlets.

Older buildings in small places like Chute Forest may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

Chute Forest: your questions answered

Is Chute Forest in the area you cover?

We do. The survey and report are the same in Chute Forest as anywhere else.

Do you cover smaller places like Chute Forest?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.

What happens next?

You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Is it a structural engineer’s report?

No. We’re roof surveyors, not structural engineers, and it does not include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.

Do you look for flat roof leaks?

The survey covers the covering and all the details where leaks typically begin, and photograph anything that could be letting water in. Where the source isn’t obvious, a roof leak investigation or electronic leak detection may be the next step.

Can you test old roof sheets for asbestos?

We do not test for asbestos. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.

Why get it checked now?

Caught early, a split or open seam in a flat roof is frequently a small repair. Leave it, and water can get into the insulation and deck, which can turn a patch into a replacement. A survey now shows which you’re dealing with. Older and listed buildings around Chute Forest may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

Flat and commercial roofs around Chute Forest

Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Next to the main roofs there is typically a flat roof somewhere, whether on an extension, a garage or a commercial unit. If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Landlords with a home close to Andover station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.

Chute Forest is about 5 miles north-west of Andover, in Hampshire. Chute Forest gets the same service as everywhere else we work: a close look at what can safely be seen, photographs and a clear written report. We cover towns and villages across Hampshire. Southampton is in our area too.

How we price flat roof surveys

Prices vary from roof to roof, and it comes down to:

  • Extensions, dormers and garages with roofs of their own
  • The type of building, from a house to a block or an office
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The use of thermal imaging or a drone

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and which survey you book.

What we need to know

We’ll usually ask about:

  • What’s prompted the survey
  • When you need the report by
  • The kind of building and roof involved
  • Your postcode, so we can check access and travel

Unsure which package suits your roof? It is easiest to phone 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Common roof problems in Chute Forest

Every flat roof covering has a working life. Felt roofs frequently last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. We can tell you how your roof is doing, whatever its age.

Problems we come across often include:

  • Dips that suggest the deck is deflecting
  • Ponding water that doesn’t drain away
  • Upstands pulling away from walls
  • Blocked or damaged outlets

If you live in an older home near St Mary's Church, the flat roofs on later extensions tend to wear out long before the main roof.

Choosing a roof surveyor

  • Whether the roof space is looked at, where there is one
  • Whether they hold professional indemnity and public liability insurance
  • Is VAT included in the price?
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What a good roof survey covers

How the survey works

The aim of the visit is simple: to see as much of the flat roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes roughly 1–2 hours for a house, and about three to four hours for a commercial roof. Somewhere as small as Chute Forest, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from the ground, from windows and from the roof where it’s safe to do so.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. We send a written report with photos, the defects we found and what we recommend.

Before we arrive

  • Keep pets in another room
  • Agree roof access with the managing agent if it is shared
  • Check we can get to the back of the property

Advice

What we look for on each type of roof

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

EPDM rubber

A rubber roof can last 30 to 50 years, provided its details were done well. Those details are where we focus.
