Local flat roofs in Stoke
What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.
For site and facilities teams at buildings like St Mary Bourne Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

About our flat roof survey in Stoke
Buying a home with a flat-roofed extension, dormer or garage? It’s useful to know that roof’s condition before you exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP often last longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. You then have something specific to put to the seller or agent. We survey felt flat roofs, single-ply membranes and mastic asphalt, and the problems we’re asked to look at most are raised blisters across the surface and splits, cracks and crazing.
Some older homes in villages like Stoke are listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.
Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

DIY checks: what’s safe
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Why act early in Stoke
On a commercial building, a flat roof leak can disrupt tenants, staff and stock. A planned survey lets you budget for work rather than deal with an emergency around the people who use the building. Older cottages and farmhouses around Stoke can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it is left.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

Common roof problems in Stoke
Water that does not drain sits on the roof and speeds up wear. It typically comes from poor falls, a blocked outlet or a deck that has dipped. Leaves and silt from nearby trees can soon choke an outlet.
A survey can pick up problems such as:
- Water getting in at rooflights
- Blistering in felt or asphalt
- Blocked or damaged outlets
- Failed upstands where the roof meets a wall
If you let a flat or house near Whitchurch (Hampshire) station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Tips that help
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Keep records of when the roof was laid and what work has been done
- Plan a survey before the covering reaches the end of its usual life
- Ask whoever fits equipment on the roof to make good the covering
- Limit foot traffic on the covering
If you are buying, the report gives you something specific to take back to the seller or agent. You might ask for work to be done before completion, or discuss the price, depending on what we found.
Have the roof surveyed every few years, and after any work that goes through it. You’ll spot changes early and have a record to look back on.
Roof by roof
GRP fibreglass
GRP roofs are laid as a resin and glass-fibre layer over boards. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.
Felt and built-up roofs
Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.
How the survey works
Every roof is different, but as a rough guide the survey takes between one and two hours for a house, and about three to four hours for a commercial roof. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.

- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.

Advice
Stoke questions
Will you come out to Stoke?
Yes. Stoke is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when you book.
Does a conservation area affect roof work in Stoke?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
What does a roof survey cost?
Flat roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.
Does a flat roof survey replace a RICS survey?
No. Our survey covers the flat roof only. It is not a RICS Level 2 or 3 home survey or a structural engineer’s report. Many buyers use it alongside a building survey.
Does the survey cover asbestos?
Our survey does not include asbestos testing. Older buildings, from before 2000, may have asbestos in cement sheets or soffits. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.
Will I get photos?
Yes. Photographs are part of every report, so you can see exactly what each finding refers to.
