Gutter survey in Stoke

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way, with photographs and written recommendations. We survey on weekdays and at weekends. Common reasons to book are valley or box gutters that overflow inside and joints that drip after rain, on eaves gutters, downpipes and outlets and hoppers.

Some older homes in villages like Stoke are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what is not.

Common roof problems in Stoke

Valley, parapet and box gutters are frequently lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building, because there’s no outer edge for it to spill over. Lead is also a target for theft.

It is worth booking a survey if you’ve seen:

  • Gutters that have fallen out of line
  • Overflowing valley or parapet gutters
  • Blocked outlets and hoppers
  • Leaks at the gutter joints

If you look after a building like St Mary Bourne Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Choosing a roof surveyor

  • How long they’ve been surveying roofs
  • How long the report takes to arrive
  • Is there a chance to talk the report through?
  • Whether the inside of the roof is included

What a good roof survey covers

How the survey works

We work from the outside in: outside views come first, then the loft space if there is safe access. In total, it takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a small place like Stoke, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start by hearing about any drips, overflows or damp patches.
  2. The eaves gutters, downpipes and fascias are checked from the ground and vantage points.
  3. Valley, parapet and box gutters are inspected as far as they can safely be seen.
  4. The loft space is checked for water marks if it’s safe to get into.
  5. We send a written report with photos and clear recommendations.

Before the survey

  • Tell us where we can park nearby
  • For a flat or shared roof, check access with the building owner or managing agent
  • Make sure pets are kept safely away

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, call 07833 053749 or drop us an email.

Advice

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Roofs, chimneys and gutters in Stoke

Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

If you own a rental within reach of Whitchurch (Hampshire) station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What this survey cannot tell you

To be straight with you, a roof survey has limits:

  • What’s behind fascias and inside walls
  • Gutters out of sight from every safe vantage point
  • Asbestos testing of old gutters, downpipes or soffits

Common questions in Stoke

Is Stoke within the area you cover?

Yes. Stoke is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Is my home in Stoke listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

What does a gutter survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. For a price for your building, call 07833 053749 or send us an email.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

How do I arrange a gutter survey in Stoke?

The quickest way is to call 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we will point you to the right survey. We survey seven days a week.

How the survey changes by roof type

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. As the seals age, joints can start to drip, and brackets can sag under load.

Fascias and soffits

Fascias carry the gutters, so rot in the boards can loosen the whole run. Damaged or stained boards are recorded.

How we price gutter surveys

When we price a survey, we consider:

  • Any need for thermal images or a drone flight
  • Basic, Standard or Premium
  • House, block, shop or office
  • The height of the building and how the roof can be seen safely

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.
