Roof survey in Stoke: what you get

Roof coverings last a long time, but not for ever. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, yet nails, battens and underlay frequently fail first. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. We survey lead flashings, natural slate and ridges, hips and valleys, and people most often book us about loose chimney pots and ridge tiles that have lifted or moved.

In a small place like Stoke, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Tips from our surveys

From years of surveys, a few habits stand out:

  • Keep the report with your property records
  • Take photos of any leaks as they happen
  • Find records of any re-roofing or repairs
  • Mention any damp patches when you book

Where it helps, we say which items are urgent. Some things need prompt attention, others can be planned for. That helps you decide what to do first.

Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Each report gives a record to compare against.

Landlord and commercial surveys in Stoke

We survey roofs for letting agents and landlords as well as homeowners. A written report with photos gives you a clear record of the roof, useful for planning maintenance.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer.

Questions from Stoke

I let a flat near Whitchurch (Hampshire) station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or send us an email with the details, and we will talk through which survey suits.

Do you cover smaller places like Stoke?

Yes, Stoke is covered. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Can you tell me how long my roof will last?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.

Will you check the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

Do you go up on the roof?

Only when it is safe. Many roofs can be seen well from windows, vantage points and the loft.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Tell us about it when you book and we’ll explain what’s needed.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

What happens if roof problems are left?

Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Catching it early means less to put right. Outbuildings and barns around Stoke are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Local roofs in Stoke

A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Signs you need a roof survey in Stoke

Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside often starts at the top of the stack.

It is worth booking a survey if you’ve seen:

  • Ridge tiles that have lifted or moved
  • Flashings that have come away from the wall
  • Blocked, sagging or leaking gutters
  • Torn or sagging underlay

For site and facilities teams at buildings such as St Mary Bourne Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What a good roof survey covers

How we price roof surveys

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • House, block, shop or office
  • The use of thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages
  • How tall the building is and how easy the roof is to see

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

What we need to know

Here’s what helps us most when you contact us:

  • What made you get in touch
  • Photos of the roof, taken safely from the ground or a window
  • How the loft is reached, if there is one
  • Your postcode, so we can check access and travel

Most bookings start with a short call: ring 07833 053749 or use the contact form. The price is agreed before a date is set.

How the survey works

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes roughly 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. Older rural homes like those around Stoke can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.

  1. You get in touch with the address and anything you’ve noticed.
  2. We arrange a day that suits you, including weekends.
  3. We look at the roof from each safe vantage point, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. We email a written report with photos and recommendations.

Getting ready for the survey

  • Dig out any old roof reports or invoices
  • Keep pets inside or away from the areas we are looking at
  • Point out any leaks or damp patches
