Gutter survey in Ibthorpe: what you get

Eaves gutters at the front of a building are easy to spot, but many aren’t. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can send water indoors when they overflow. We inspect them as far as it’s safe to see them using vantage points, the roof space and the roof itself where safe. Hidden gutters are a common source of leaks inside. Common reasons to book are downpipes that are split or coming away and blocked outlets and hoppers, across downpipes, outlets and hoppers and valley gutters.

In a village or hamlet like Ibthorpe, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we do, step by step

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take an hour or two for a house, and about three to four hours for a commercial roof. Rural addresses near Ibthorpe can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from ground level and from windows.
  3. Valley, parapet and box gutters are inspected as far as they can be seen safely.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. You get a photo-illustrated written report and recommendations.

Getting ready for the survey

  • Check pets are kept safely away
  • Unlock side gates and any roof access doors
  • For a flat or shared roof, check access with whoever owns or manages the building

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or email us whenever suits you.

Advice

Signs you need a gutter survey in Ibthorpe

Some gutters may be too small, or have too few downpipes, for the roof they serve. An extension or extra roof slope can add water to an existing gutter and the weakness shows in a heavy downpour.

Look out for signs like these:

  • Water spilling over the gutter edge
  • Dripping or leaking gutter joints
  • Water backing up from a hidden gutter
  • Blocked outlets and hoppers

Anyone responsible for a site like Hurstbourne Tarrant Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

  • Will they check the loft as well as the outside?

What a good roof survey covers

What a gutter survey looks like in Ibthorpe

Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the covering helps explain which parts of a roof are likely to need work first. About 4.9 miles north-east lies Stargroves, a reminder of how long the area around Ibthorpe has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church like Church of St Peter are often among the oldest in a place, and if your house is among the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

Ibthorpe is about 5 miles north of Andover, in Hampshire. Ibthorpe gets the same service as everywhere else we work: a close look at everything that’s safely in view, photos and a clear written report. Our Hampshire coverage includes Ibthorpe. We also survey roofs in Reading.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Hidden sections we cannot view safely
  • Asbestos testing of old gutters, downpipes or soffits
  • What’s hidden inside a downpipe

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and doesn’t.

Ibthorpe: your questions answered

Is my home in Ibthorpe listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Ibthorpe?

We do. A small place gets exactly the same survey as a big one.

What insurance do you have?

We hold professional indemnity and public liability insurance, for every survey we carry out.

What will the report tell me?

A report with photos, explaining the condition of the gutter, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Will you check the drains below ground?

No, CCTV drain work is not part of this survey. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

How soon will I get the report?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed.

Rented homes, blocks and businesses

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or drop us an email with the addresses.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Practical tips

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Keep climbers away from the eaves
  • Don’t leave hidden gutters out of a clear-out
  • Have gutters cleared at least once a year
  • Look for new stains on ceilings below valleys after rain

Report times depend on the package you choose: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. It is sent to you by email as soon as it is ready.

Have your gutters cleared at least once a year or more frequently near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Should I look at the roof myself first?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
