Smannell Gutter Survey
A survey of gutters, valleys, outlets and downpipes in Smannell, carried out by an experienced roof surveyor. You get a clear written report with photographs.
- Leaves and moss blocking gutters
- Blocked outlets and hoppers
- Cracked or loose downpipes
What happens on the day
We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect about 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. In a small place like Smannell, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Preparing for the visit
- Dig out any old roof reports or invoices
- If you are buying, let the agent know when we are coming
- Agree roof access with the managing agent if it is shared

Gutter survey in Smannell: what you get
Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, as far as can safely be seen. If the evidence points elsewhere, such as a flashing or the roof covering, we will say so. The next step is suggested too. If you are worried about leaks at the gutter joints and leaves and moss blocking gutters, we can find out what’s behind it, on fascias and soffits, valley gutters and outlets and hoppers alike.
Older buildings in small places like Smannell may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

What we can’t see
To be straight with you, a roof survey has limits:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Gutters out of sight from every safe viewpoint
- The inside of buried drains
If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

What affects the price in Smannell
Our packages start from £150, including VAT. The price for your roof depends on:
- The shape of the roof and its details
- Extra roofs, like extensions, dormers or garages
- House, block, shop or office
- How tall the building is and how easy the roof is to see
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

Questions from Smannell
I let a flat near Andover station. Can you check the roof?
Yes, rented property is part of what we cover. You can ring 07833 053749 or email us with the address and some details, including who will give access on the day.
Will you come out to Smannell?
Yes, Smannell is covered. We work right across London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.
Does someone need to be in?
Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
When is the best time for a gutter survey?
Any time of year works. Before the wetter months gives you time to plan any work, and a wet spell can show where gutters overflow.
Will you check if gutters are causing damp inside?
Overflowing gutters often lead to damp walls, and we check for exactly that. If the evidence points elsewhere, we’ll say so, based on what we can see.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first. Let us know about it when booking and we’ll plan the survey around it.
Is it a structural engineer’s report?
No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.
Common roof problems in Smannell
Leaves are behind most blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds and the debris builds up at the outlets. A choked outlet soon means a full, overflowing gutter.
It is worth booking a survey if you’ve seen:
- Gutters that have fallen out of line
- Rotten fascias or stained soffits
- Joints that drip after rain
- Choked outlets or hopper heads
For an older house near a landmark like Christ Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Before booking anyone
- Their track record with similar roofs
- What happens after the report arrives
- Whether the price includes VAT
- What exactly goes into their report
Should I look at the roof myself first?
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
Gutter surveys in Smannell: local notes
Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.
If you own a rental within reach of Andover station, the gap between tenancies is a good time to have the roof looked at. Take a building like Smannell and Enham Church of England (Aided) Primary School: large buildings have long gutter runs and big roofs that need checking like any other.
