What a flat roof survey does not cover

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Whether the deck or joists are strong enough
  • Whether old sheeting or boards contain asbestos
  • A fixed date for when the roof will need replacing

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before you book. The full list of what we check.

What we check

  • GRP fibreglass
  • Upstands and outlets
  • Mastic asphalt
  • EPDM rubber
  • Single-ply membranes
  • Felt flat roofs

Flat roof survey in New Forest

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there is access. Fragile rooflights and fragile sheets are never walked on. If part of the roof cannot be seen or reached safely, the report says so, so the limits of the survey are clear. We survey mastic asphalt, upstands and outlets and EPDM rubber, and common reasons people get in touch are ponding water that doesn’t drain away and raised blisters across the surface.

Some older homes in villages like New Forest are listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

How we price flat roof surveys

A few things affect what a survey costs:

  • How many separate roofs there are, such as extensions, dormers and garages
  • The size of the roof
  • Whether it’s a home or a commercial building
  • Any need for thermal images or a drone flight

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Booking your survey

The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:

  • Photos of the roof, taken safely from the ground or a window
  • The reason for the survey, like buying, a leak or storm damage
  • Any deadline, such as an exchange date
  • How the loft is reached, if there is one

We survey roofs seven days a week. To find a date that works for you, call 07833 053749 or email us with the address and the days you’d prefer.

How it works

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours for a small flat roof at home, and longer for a large commercial one. Somewhere like New Forest needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We check the roof from wherever it can be seen safely.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before the survey

  • If you are buying, let the agent know when we’re coming
  • Make sure pets are kept safely away
  • Gather any invoices or paperwork from past roof work

What a flat roof survey looks like in New Forest

A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

Around New Forest, as everywhere, small roof faults are simplest to sort before they let water in. For an older house near a landmark such as Church of All Saints, the flat roofs on later extensions tend to wear out long before the main roof.

New Forest questions

Does a conservation area affect roof work in New Forest?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to New Forest?

Yes. New Forest is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

What does ponding on a flat roof mean?

Water that lies on a flat roof for days is a sign that something needs attention. The cause may be the outlets, the falls or the deck. The survey looks at each and records the likely cause.

Do you look in the loft space?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

How much is a survey?

Our price is from £150, including VAT. You will know the exact price before booking, and it depends on the roof’s size, access and the package you choose. To get a price, phone 07833 053749 or email us.

What happens next?

You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

What we look for on each type of roof

Rooflights and upstands

We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photographs.

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.

Why get it checked now?

A small split in a flat roof is usually a modest job when it is found early. Left alone, water can soak the insulation and the deck, and the job grows. A survey now shows which you are dealing with. Outbuildings and barns around New Forest are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

Every price we give includes VAT, and the report isn’t charged as an extra. Flat roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
