Flat roof survey in Winchfield Hurst

We inspect a flat roof from wherever it can safely be seen: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. We do not walk on fragile rooflights or fragile roof sheeting. If part of the roof cannot be seen or reached safely, the report says so, so the limits of the survey are clear. Typical surveys look at outlets that hold water back and ponding water that doesn’t drain away, across mastic asphalt, single-ply membranes and GRP fibreglass.

Some older homes in villages like Winchfield Hurst are listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

Nothing in the report is left vague: where something needs attention, it says so plainly.

Questions from Winchfield Hurst

Do you carry out roof surveys in Winchfield Hurst?

Yes, Winchfield Hurst is within the area we cover. Our area covers London and South East England. You can call 07833 053749 or drop us an email with the address and a few details.

Is my home in Winchfield Hurst listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

What types of flat roof do you survey?

Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. We record what the covering is and how it is holding up.

Can you survey a flat roof on an office or unit?

Yes. We survey flat roofs on commercial buildings as well as homes. A commercial roof usually takes about 3 to 4 hours on site, longer if it’s large or complex, with larger roofs quoted on their size.

Can you survey in bad weather?

It can, depending on the survey. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.

Will you walk on the flat roof?

Only where it is safe to do so. If not, we use safe viewpoints and look inside, and we note any area we couldn’t see. We don’t walk on fragile rooflights or sheeting.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Flat roofs in Winchfield Hurst

Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

If you let a flat or house near Winchfield station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. If you run a business near Hart Shopping Centre, flat roofs over shops and units are easy to forget until water comes through a ceiling. Take a building like Dogmersfield Church of England Primary School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

How the survey changes by roof type

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Hairline cracks over board joints are an early warning we look out for.

What affects the cost of flat roof surveys

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • Which survey package you book
  • Whether it is a home or a commercial building
  • The use of thermal imaging or a drone
  • How tall the building is and how easy the roof is to see

Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. You will know the price for the job before booking.

Getting in touch

To price your survey accurately, we’ll ask about:

  • What made you get in touch
  • Access details, like a loft hatch or a shared roof
  • Where the property is, with the postcode
  • When you need the report by

Getting a price is simple: just call 07833 053749 or drop us an email, let us know about the property and we will point you to the right survey. The price is agreed up front.

Should I look at the roof myself first?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Honest limits

A survey is a close look at the flat roof, but it cannot do everything. The main limits are:

  • Structural calculations, which need a structural engineer
  • Hidden layers beneath the covering
  • Testing older roof sheets for asbestos

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before booking. What our survey covers.

How the survey works

We don’t take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey usually takes an hour or two at a typical home, though large, tall or awkward roofs take more time. Cottages and farmhouses around Winchfield Hurst often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Inside, we look for damp and staining under the roof where there’s access.
  5. We send a written report with photos, the defects we found and what we recommend.
