Common roof problems in Mill Lane

The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, and in time it can open up splits and cracks. Older coverings that have lost their flexibility are the most likely to suffer.

Typical things we’re asked to look at include:

  • Cracked or split membrane
  • Pools of water lying on the roof
  • Loose or cracked edge trims
  • Signs of deflection in the roof deck

Shop and office owners around Hart Shopping Centre may find that the flat roofs over shops and commercial units are worth checking before a leak, not after.

What a good roof survey covers

Flat roof survey in Mill Lane: what you get

Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We survey mastic asphalt, single-ply membranes and upstands and outlets, and the problems we are asked to look at most are blocked or damaged outlets and blisters and bubbles in the covering.

Some older homes in villages like Mill Lane are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Mill Lane: your questions answered

Is Mill Lane within the area you cover?

Yes, Mill Lane is on our map. Villages and rural addresses get the same survey as a town house.

Is Mill Lane in the area you cover?

We do. The survey and report are the same in Mill Lane as anywhere else, and visits run on weekdays and weekends.

Which flat roof coverings do you cover?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. The report names the covering and explains its condition.

Will you photograph what you find?

Yes. Photographs are taken throughout the survey, and they go into the written report alongside our recommendations.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

What’s in the survey report?

It works through the roof part by part, in writing and with photos. The most urgent items are made clear.

How long is the visit?

Most surveys take between one and two hours for a house, with bigger or more complicated roofs taking longer. The report follows by email.

Prices for flat roof surveys in Mill Lane

A few things affect what a survey costs:

  • Commercial roofs and larger buildings
  • Chimneys, valleys, parapets and other details
  • The size of the roof
  • The use of thermal imaging or a drone

Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What to tell us when you contact us

The more you let us know, the easier it is to price the survey. When you contact us, it is useful to mention:

  • The reason for the survey, like buying, a leak or storm damage
  • Pictures of the roof from a safe spot, if you have them
  • Any deadline, such as an exchange date
  • The type of building and roof, like pitched or flat

Flat roof survey starts from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or send us an email to find out.

Different roofs, different checks

EPDM rubber

EPDM often lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. Those details are where we focus.

Mastic asphalt

Asphalt has no laps, so its weak points are cracks and the skirtings at walls and upstands. We record any crazing or splits and where water may be getting in.

The survey, step by step

On the day, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely, from ground level, from windows, in the loft space and by drone where it applies. Most surveys take between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. In a hamlet or village like Mill Lane, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Before we arrive

  • Note where any stains or damp appear
  • Unlock side gates and any roof access doors
  • Jot down any questions you want answered

What a flat roof survey looks like in Mill Lane

With Farnham Castle about 3.6 miles south-east, Mill Lane sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

For an older house near a landmark such as Old Church of All Saints, the flat roofs on later extensions tend to wear out long before the main roof. If you let a flat or house near Winchfield station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

What happens if roof problems are left?

A survey can show whether a whole new roof is needed or whether the problems are in a few places. Sometimes a few details are to blame, and sometimes the covering has simply had its day. The report sets out what we found, so you can make that decision with a roofer. In a place like Mill Lane, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.
