Flat roof surveys in Warren Corner

Flat roof survey in Warren Corner

A flat roof doesn’t shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. We’re often asked to look into ponding water that doesn’t drain away and a sagging deck under the covering, on felt flat roofs, upstands and outlets and single-ply membranes.

In a village or hamlet like Warren Corner, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Different roofs, different checks

Felt and built-up roofs

The edges and upstands of a felt roof are normally where trouble starts. Every upstand and edge is checked, with photos of any that have lifted or cracked.

GRP fibreglass

A GRP fibreglass roof is a hard, resin-bonded surface over a timber deck. We look for cracks at board joints, around trims and at upstands.

Checking the roof from the ground

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What a flat roof survey looks like in Warren Corner

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. About 2 miles south-east lies Farnham Castle, a reminder of how long the area around Warren Corner has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

For landlords with property near Farnham station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you look after a building such as Crondall Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Is Warren Corner in the area you cover?

How do I arrange a flat roof survey in Warren Corner?

It is easiest to call 07833 053749 or send us an email. Let us know the address and a little about the roof, and we’ll take it from there. Surveys run on weekdays and at weekends.

Is a flat roof survey the same as a building survey?

No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and it is not a structural engineer’s report.

Will you photograph what you find?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding.

Can you find where water is getting through my flat roof?

We check the covering and every detail where leaks commonly start, and photograph anything that could be letting water in. If the source is hidden, we may suggest a leak investigation or electronic leak detection.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

How it works

The visit has one job: to see as much of the flat roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It normally takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a hamlet or village like Warren Corner, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Signs you need a flat roof survey in Warren Corner

Flat roofs often get walked on for other jobs: to clean windows, fit aerials or air conditioning units, or reach a gutter. Each visit can damage a covering not made for regular foot traffic. Fixings added through the covering often start leaks too.

A survey makes sense if you’ve noticed:

  • Dips that suggest the deck is deflecting
  • Failed upstands where the roof meets a wall
  • Ponding water that doesn’t drain away
  • Loose or cracked edge trims

Take an older house close to St Mary's Church: the joins between later flat roofs and the old walls are where problems typically start.

Before you book anyone

  • What exactly goes into their report
  • Their drone registration, if they fly one
  • Whether VAT is in the quoted price
  • How they’ll see the roof: from ground level, the loft, the roof or by drone

What to expect from a roof survey

What we cannot see

It is a careful look at the flat roof, not the whole story. Its limits include:

  • A fixed date for when the roof will need replacing
  • Fragile surfaces, which we don’t walk on
  • Asbestos testing, which needs a specialist asbestos surveyor
