Thermal roof surveys around Winchfield Hurst

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

If you live in an older home near Church of St Mary the Virgin, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view from above or with a thermal imager helps. If you look after a shop, office or commercial unit, for instance near Hart Shopping Centre, large commercial roofs are frequently easiest to see by drone or thermal camera. Take a building like Dogmersfield Church of England Primary School: big roofs are where close-up aerial shots and thermal images show the most at once.

Thermal roof survey in Winchfield Hurst: what you get

A thermal camera can help when the cause of damp isn’t obvious. Water can travel some distance under a roof covering before it shows inside, and the camera can show patterns that help us follow it. The images are used alongside a visual inspection and moisture readings, so no conclusion rests on one method alone. If you’ve noticed stains that keep coming back and thin or uneven insulation in the roof, a survey will tell you what’s going on, on insulated roof spaces, commercial roofs and flat roofs alike.

Some older homes in villages like Winchfield Hurst are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, which suits a building where any change needs care. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Clear a path to the loft hatch before we arrive
  • Keep outlets and gutters clear to stop water sitting
  • Take photos of stains as they appear, so we can compare
  • Use the report as a baseline for later checks

If you’re buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether that is asking for work or discussing the price.

Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.

Questions from Winchfield Hurst

Does a conservation area affect roof work in Winchfield Hurst?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to Winchfield Hurst?

Yes, Winchfield Hurst is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Does thermal imaging work on slate and tile roofs?

On pitched roofs, the camera can point to heat loss and some damp patterns. We explain what the images can and can’t tell you, and back them up with a visual inspection and moisture readings.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

Can thermal imaging show missing insulation?

Thermal images can suggest where heat is escaping and where insulation may be missing. The survey isn’t an energy rating or a heat loss calculation, but the report shows where to look more closely.

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time.

Any of our surveys can be booked by landlords, agents and building managers in Winchfield Hurst. To discuss a property or a block, call 07833 053749 or send us an email.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Cottages and farmhouses around Winchfield Hurst frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Getting ready for the survey

  • Dig out any old roof reports or invoices
  • Have any questions written down, so nothing gets missed
  • If the roof is shared, arrange access with whoever manages the building

Advice

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Seeing water directly, as the camera shows temperature, not moisture
  • Reliable images in rain, strong wind or on a wet roof surface
  • The condition of timbers we cannot see

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before booking. What a survey covers and does not.

What we look at

  • Pitched roof slopes
  • Flat roofs
  • Ceilings below the roof
  • Loft conversions
  • Commercial roofs
  • Insulated roof spaces

How the survey changes by roof type

Parapets, valleys and junctions

Water frequently gets in where roofs meet walls, parapets or valley gutters. Thermal imaging can help show damp patterns around them.

GRP fibreglass roofs

Water can get through cracked GRP into the deck. We combine a visual check of cracks with the thermal images around them.

What affects the cost of thermal roof surveys

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • House, block, shop or office
  • How many separate roofs there are, such as extensions, dormers and garages
  • The size of the roof
  • Which survey package you book

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £400, including VAT.

Booking your survey

  • What made you get in touch
  • Dates you are working to, like exchange
  • Any marks or damp showing indoors

When you’re ready to go ahead, call 07833 053749 or use the contact form. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
