Flat roof surveys for homes and businesses in Red Rice

Buying a home with a flat-roofed extension, dormer or garage? It is useful to know that roof’s condition before you exchange. Felt roofs frequently last around 15 to 20 years, while EPDM and GRP often last longer. We set out the type of covering, its condition and the defects we found, with photographs of each. You then have something specific to put to the seller or agent. Common reasons to book are raised blisters across the surface and water getting in at rooflights, across EPDM rubber, single-ply membranes and felt flat roofs.

In a small place like Red Rice, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Useful tips for Red Rice property owners

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Some tips:

  • Keep people off the roof unless they need to be there
  • Never stand on rooflights or fragile sheeting
  • Have the roof looked at again after a severe storm
  • Check ceilings under the roof for damp patches

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. It’s your choice who carries out the work and when.

Try not to let a flat roof become a walkway. Where someone does need access, ask them to use boards or a protected route, and to keep well clear of rooflights and fragile sheeting.

FAQs for Red Rice

Is Red Rice within the area you cover?

Yes, Red Rice is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How do I find out if my home in Red Rice is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when you book.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we’ll explain what’s needed.

Do you look in the roof space?

Where it’s relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Does the survey cover asbestos?

We don’t test for asbestos. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them and recommend a specialist asbestos surveyor.

What does the report include?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put with the most urgent first where relevant.

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes an hour or two for a small flat roof at home, and longer for a large commercial one. Older roofs in small places like Red Rice can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We look at the roof from the ground, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

How to prepare

  • Check we can get to the back of the property
  • Clear the way to the loft hatch
  • Gather any invoices or paperwork from past roof work

Different roofs, different checks

Felt and built-up roofs

A felt roof frequently lasts around 15 to 20 years, though quality and upkeep make a big difference. Our report sets out its condition and the areas most at risk.

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. Any we find are noted and photographed.

Checking the roof from ground level

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Flat and commercial roofs around Red Rice

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

If yours is one of the older homes in the streets near Church of St Mary the Virgin, flat-roofed rear additions and dormers added over the years are worth checking. Landlords with a home close to Andover station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For site and facilities teams at buildings such as Redrice School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Hidden layers beneath the covering
  • Fragile surfaces, which we do not walk on
  • Asbestos testing, which needs a specialist asbestos surveyor

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before booking. The full list of what we check.

How we price flat roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • How big the roof is
  • Height and safe access
  • If the survey needs thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.

What to let us know when you contact us

You don’t need to know any roofing terms. Just tell us:

  • The kind of building and roof involved
  • Any deadline, such as an exchange date
  • Pictures of the roof from a safe spot, if you have them
  • The address and postcode of the property

Not sure which survey you need? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.
