How a landlord roof survey works in Red Rice

A roof condition report helps you plan maintenance and set budgets. You can see what’s urgent and what can wait based on what can be seen. It doesn’t give repair costs but contractors can price from it. Anything urgent is made clear, so you can act on them first and plan the rest over the coming years. Common reasons to book are mortar falling from ridges and verges and splits and blisters in flat roof coverings, across shared roofs, blocks of flats and gutters and downpipes.

In a small place like Red Rice, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What a survey costs

Prices always include VAT. The things that change the price are:

  • Height and safe access
  • The type of building, from a house to a block or an office
  • The shape of the roof and its details
  • Which survey package you book

A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the exact price before booking.

What we need to know

Getting the details right at the start saves time. It’s useful to include:

  • When you need the report by
  • Pictures from the garden or a window, if you have them
  • What kind of property and roof it is
  • What made you get in touch

To book a survey, phone 07833 053749 or use the contact form and let us know the address and what’s prompted the survey. You will know the price before anything is booked.

How it works

Every roof is different; as a rough guide, the survey takes about 1–2 hours for a house, and longer for a block or a building with several roofs. You are welcome to ask questions while we are there. Rural addresses near Red Rice can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First, we confirm the roofs and areas to be surveyed.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. We photograph each defect and note how urgent it looks.
  5. The report sets out condition and recommendations to help you plan.

Getting ready for the survey

  • Jot down any questions you want answered
  • Move anything stored under the loft hatch
  • Unlock side gates and any roof access doors

Getting a price

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you are ready.

Landlord roof surveys around Red Rice

An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Some Hampshire villages still have thatched roofs. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Anyone responsible for a site like Redrice School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to Church of St Mary the Virgin: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Give tenants a simple way to report leaks
  • Hold on to old reports to compare later
  • Deal with urgent items first
  • Don’t store items over the loft hatch

Photos make it easier to explain the findings to leaseholders, tenants or directors. The report is written in plain language.

Regular roof checks beat waiting for a leak. Many landlords and agents survey their roofs on a rolling basis with gutters cleared every year.

FAQs for Red Rice

How do I find out if my home in Red Rice is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

I let a flat near Andover station. Can you check the roof?

Yes, rented property is part of what we cover. You can ring 07833 053749 or drop us an email with the address and some details, including who will give access on the day.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable.

How do I arrange a landlord roof survey in Red Rice?

It’s easiest to phone 07833 053749 or use the contact form. Give us the address and a few details about the roof, and we’ll take it from there. Surveys run on any day of the week.

Do you cover Red Rice?

Yes. We cover Red Rice and the rest of Hampshire, as part of our work across London and South East England. For a price, ring 07833 053749 or drop us an email.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Let us know about it as you book and we’ll explain what’s needed.

Does this replace a RICS home survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

When you need someone else

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • Legal advice on leases or service charges
  • A full structural assessment of the building
  • Asbestos testing of roof sheets or soffits

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. What our survey covers.

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

When to book a survey in Red Rice

On a shared roof, it is not always clear who should act. Everyone may think someone else is responsible and work gets delayed. A condition report gives everyone the same starting point.

These are some of the problems a survey can pick up:

  • Standing water on a flat roof
  • Damaged pots and flaunching
  • Flashings that have come away
  • Missing or loose roof coverings

If you let a flat or house near Andover station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
