Landlord roof survey in Little Ann: what you get

Getting into every part of a building takes planning. We may need to get into the roof space and some or all of the flats, so tenants or leaseholders need notice. You or your agent arrange access, and we confirm what we need when you book. Where we cannot get into part of the building, the report says so. If you are worried about loose ridge or hip tiles and leaks into upper flats, a survey will tell you what’s going on, on blocks of flats, flat roofs on blocks and rented houses alike.

In a village or hamlet like Little Ann, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What affects the cost of landlord roof surveys

To price your survey, we check:

  • Extra roofs, like extensions, dormers or garages
  • The height of the building and how the roof can safely be seen
  • House, block, shop or office
  • The shape of the roof and its details

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

Getting in touch

You don’t need to know any roofing terms. It’s enough to tell us:

  • Your timetable, like an exchange date
  • Any marks or damp showing indoors
  • Anything about access we should know
  • Your postcode, so we can check access and travel

Photos help, if you have them. Take them safely from the ground or a window, and please do not climb up for a closer look. To get started, ring 07833 053749 or drop us an email.

Signs you need a landlord roof survey in Little Ann

Roofs on let and shared buildings often get less regular attention than owner-occupied homes. Small defects go unnoticed until water comes through a ceiling and by then more has been damaged.

People usually book a survey after spotting something like this:

  • Damaged party-wall upstands or parapets
  • Leaks into upper flats
  • Slipped or missing slates and tiles
  • Mortar falling from ridges and verges

For an older house near a landmark such as Church of St Mary the Virgin, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Before booking anyone

  • Their insurance cover
  • Whether the inside of the roof is included
  • How long they’ve been surveying roofs
  • Do they have a CAA Flyer ID and Operator ID for drone work?

Landlord roof surveys around Little Ann

Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

If you look after a building such as Abbotts Ann Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own a rental within reach of Andover station, a dated record of the roof is useful when planning maintenance across a let.

Little Ann is about 2 miles south-west of Andover, in Hampshire. If you are in Little Ann, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Our area takes in places right across Hampshire. For surveys nearby, see our Southampton page.

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Put urgent roof work at the top of the list
  • Hold on to old reports to compare later
  • Tell tenants when we are coming
  • Check your lease or ask a solicitor about who pays

Questions about the findings are welcome. With the Standard Survey there’s a follow-up consultation, and Premium includes an in-person consultation.

Keep the roof space accessible so a surveyor can look inside the roof. Stored items over the hatch make checks harder.

Little Ann questions

Is my home in Little Ann listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Will you come out to Little Ann?

We do. Villages and rural addresses get the same survey as a town house.

Do you survey roofs on blocks of flats?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Can you survey a shared roof on a terrace or converted house?

Yes, shared roofs are a common request. We can only inspect neighbouring parts from where we are allowed to be, and the report says so.

Who do you carry out landlord roof surveys for?

It suits anyone responsible for a let or shared roof: landlords, agents, freeholders and residents’ management companies.

Will you need to get into tenants’ homes?

Sometimes, yes. If the roof space or a flat roof is reached through a flat, we need access to it so please give residents notice.

Will you say whether the freeholder or leaseholders should pay?

No, we don’t advise on leases, so ask your managing agent or a solicitor. We report on the roof’s condition and what needs attention.

Why act early in Little Ann

A planned maintenance budget needs real information. Our report separates urgent items from those that can wait helping you spread the work. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Landlord roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, access and the package you choose.

What we do, step by step

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about 1–2 hours for a house, and longer for a block or a building with several roofs. Around Little Ann, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start by agreeing the scope, roof by roof.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. The roofs are inspected from ground level, vantage points, the roof space and the roof where it’s safe.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

Before the survey

  • If you’re buying, check with the agent that we can get in
  • Unlock side gates and any roof access doors
  • Tell us about parking before the day
