Thermal roof survey in Little Ann: what you get

Thermal imaging is a useful tool, but it has limits. Sun, shade, reflective surfaces and wind can all change what the camera shows. That’s why we check findings with moisture readings and a close visual inspection. Our report says plainly what the camera picked up and how sure we can be. Where something can’t be confirmed, we say what would help next. We are often asked to look into damp patches with no obvious cause and areas of a flat roof that may hold water, on ceilings below the roof, pitched roof slopes and insulated roof spaces.

Some older homes in villages like Little Ann are listed or in a conservation area. A look from the air or with a thermal camera doesn’t touch the roof, which suits a building where any change needs care. Check with the council before planning any work on a listed building or one in a conservation area.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Flying and imaging in Little Ann

Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these.

If your house is among the older ones in the streets near Church of St Mary the Virgin, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Little Ann is about 2 miles south-west of Andover, in Hampshire. From houses to flats and shops in Little Ann, the roof can be surveyed. Our area takes in places right across Hampshire, large and small. There is also a page for Southampton.

Surveys in SP11 work the same way as everywhere else we cover. How it works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes about 1–2 hours for a house, or half a day or so for a commercial building. Older roofs in small places like Little Ann can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Preparing for the visit

  • Keep pets inside or away from the areas we’re looking at
  • Jot down any questions you want answered
  • Let us know where we can park nearby

For landlords and managing agents

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run seven days a week, which helps when tenants work during the week.

What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Do you need a thermal roof survey in Little Ann?

Unexplained damp is one of the main reasons people ask for thermal imaging. Water can travel under a roof covering or along timbers before it shows inside. Temperature patterns can help narrow down where to look.

Common reasons to book include:

  • Cold spots on ceilings under the roof
  • Wet insulation beneath the membrane
  • Damp where roofs meet walls and chimneys
  • Damp around roof outlets and upstands

Take a building like Abbotts Ann Church of England Primary School: a view from above covers a wide roof far faster than walking it.

Questions to ask before you book

  • Are they insured for the work?
  • When you’ll get the report
  • What the survey will not cover
  • What happens after the report arrives

What a good roof survey covers

Common questions in Little Ann

Do you cover smaller places like Little Ann?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

How do I find out if my home in Little Ann is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Can you do a thermal survey in any weather?

Conditions on the day affect the results. It works best after a sunny day, with a dry roof surface and little wind. Rain, wind and heavy cloud can weaken the patterns, so we talk through the forecast when booking.

Can you use a thermal camera on a sloping roof?

It can help, but the results are often less clear than on a flat roof. Slates and tiles over a ventilated space can mask what’s below, so we combine it with an inspection from the loft where there’s safe access.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Will you go up on the roof?

Only where it’s safe to do so. We inspect everything that’s safely in view: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

Before and after the survey

These tips come from what we see on roofs every week:

  • Keep the heating on as usual before a heat loss survey
  • Remember the conditions on the day affect the results
  • Leave the roof to people with safe access
  • Make sure the loft can be reached safely

Many people send the report to roofers, who can then quote for the areas shown. Each thermal image is matched to a normal photo, so the areas are easy to locate.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps often appear after work in the loft.

What this survey cannot tell you

It’s useful to know what a survey won’t do before booking:

  • Structural calculations, which need a structural engineer
  • The condition of timbers we cannot see
  • Insulation values or heat loss calculations

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.
