Pre-purchase roof survey in Little Ann

Buyers in Little Ann and right across London and the South East use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. The report says what’s in good order, what isn’t and what to deal with first. We’re insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To arrange a survey, phone 07833 053749 or use the contact form. We survey lead flashings and valleys, natural slate and gutters and downpipes, and people most frequently book us about slates or tiles that have slipped or gone and blocked or leaking gutters.

For a small place like Little Ann, the visit is planned like any other: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them as you book. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Leave it or get it looked at?

A seller may honestly not know the state of the roof. Their answers on the property forms only cover what they know about. An independent look tells you how the roof is now, whatever anyone remembers. Matching old materials, like handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

Buying a home or a new roof in Little Ann

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

If you own a rental within reach of Andover station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Different roofs, different checks

Flat roofs

Standing water, blisters, splits and tired upstands all point to wear. We look at outlets too, since a blocked one leaves water sitting on the roof.

Lead flashings and valleys

Flashings close the gaps at chimneys, walls and abutments. We check whether they’ve lifted, split or been replaced with mortar or bitumen.

Can I check my roof myself?

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Signs you need a pre-purchase roof survey in Little Ann

Patch repairs are common on roofs of every age. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can point to a problem that keeps coming back. Our report records them so you can ask the seller what was done and when.

A survey can pick up problems such as:

  • Blistered or split felt on a flat roof
  • Blocked or leaking gutters
  • Roof slopes that look uneven or sagging
  • Gaps where slates or tiles have come loose

Take an older house close to Church of St Mary the Virgin: older patch repairs can hide behind a tidy front slope, and the survey looks past them.

What to check before booking

  • Are they insured for the work?
  • Whether any drone flown is registered with the CAA
  • What’s outside the scope of the survey
  • Will the report include photos?

What a good roof survey covers

How the survey works

Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take between one and two hours at a typical house, with time for the loft where it can be reached. Older roofs in small places like Little Ann can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Preparing for the visit

  • Show us where any leaks or stains appear
  • Keep pets out of the way during the survey
  • Leave a clear route to the loft

Common questions in Little Ann

Do you cover Little Ann?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Little Ann?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you use drones?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

Are you insured?

We hold professional indemnity and public liability insurance.

Does your survey replace a RICS home survey?

No. It is a roof survey by an experienced roof surveyor, and you get a written report with photos. It does not cover the rest of the property, which a RICS survey does.

Do I need a roof survey if I’m having a RICS survey?

They do different things. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and does not replace one.
