Rented homes, blocks and businesses

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Pre-purchase roof survey in Fox: what you get

Book after your offer is accepted and before exchange. At that point you can still ask questions, while you are not yet committed. Visits run on weekdays and at weekends, which helps when the chain is moving fast. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. If you’re worried about gaps where slates or tiles have come loose and a ridge or slope that dips, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Fox are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What we can’t see

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Whether the price should change, which is between you and the seller
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Whether timbers meet design loads

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before booking. What a survey covers and does not.

What this survey covers

  • Gutters and downpipes
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Natural slate
  • Chimney stacks
  • Lead flashings and valleys
  • The roof space

What affects the cost of pre-purchase roof surveys

The price reflects the time and kit the roof needs. That comes down to:

  • Whether thermal imaging or a drone is needed
  • House, block, shop or office
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Basic, Standard or Premium

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

Helping us price your survey

We’ll normally ask about:

  • Where water is showing inside, if it is
  • What kind of property and roof it is
  • Pictures from the garden or a window, if you have them
  • The address and postcode of the property

We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, ring 07833 053749 or drop us an email.

How it works

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. Older roofs in small places like Fox can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Before the survey

  • Have any paperwork from past roof work to hand
  • If the roof is shared, arrange access with whoever manages the building
  • Tell us where we can park nearby

Arrange a survey

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

Advice

Fox: your questions answered

Is my home in Fox listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Fox in the area you cover?

Yes, Fox is within the area we cover. We cover the whole of London and South East England. Just call 07833 053749 or drop us an email and tell us about the property, and we will talk through which survey suits.

Can you inspect my roof with a drone?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

What’s the best way to book?

The quickest way is to ring 07833 053749 or use the contact form. Give us the address and some details about the roof. We survey on any day of the week.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Do you carry out surveys on Saturdays and Sundays?

Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or send us an email.

What happens if roof problems are left?

Sellers are not always aware of roof problems. Their answers on the property forms only cover what they know about. An independent look tells you how the roof is now, whatever anyone remembers. In a small place like Fox, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

Common roof problems in Fox

Rear extensions, dormers and garages frequently have flat roofs. Felt flat roofs often last around 15 to 20 years, and ponding, blisters and splits are common signs of age. A buyer can easily miss them, particularly when they’re only visible from an upper floor.

These are some of the problems a survey can pick up:

  • Damp timbers or stains in the loft
  • Sagging ridge lines or uneven roof slopes
  • Patch repairs that may hide an ongoing problem
  • Gutters choked with leaves and moss

If you own a rental within reach of Grateley station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Before booking anyone

  • How long they’ve been surveying roofs
  • What the survey will not cover
  • Whether you get a written report with photos
  • Is VAT included in the price?

What’s in a roof survey

Buying a home or a new roof in Fox

Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. For a purchase or a newly finished roof, the materials decide which details matter most. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

If you live in an older home near Church of St Mary, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
