Little Ann Flat Roof Survey
Surveys of flat roofs on homes, extensions and commercial buildings in Little Ann, with drones and thermal imaging where they help. Get in touch for a price.
- Loose or cracked edge trims
- A sagging deck under the covering
- Leaks around rooflights
What happens if roof problems are left?
Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, so you can plan the work rather than react to it. Around Little Ann, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.

How a flat roof survey works in Little Ann
A flat roof does not shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. The aim is to find problems before they show up as a stain on a ceiling. If you’re worried about damaged trims at the roof edge and dips that suggest the deck is deflecting, a survey will tell you what’s going on, on single-ply membranes, GRP fibreglass and upstands and outlets alike.
In a village or hamlet like Little Ann, flat roofs are typically on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included as you book.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Should I look at the roof myself first?
Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
What happens on the day
Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes about one to two hours for a small flat roof at home, and longer for a large commercial one. Somewhere as small as Little Ann, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- We view the roof from ground level, from windows and from the roof where it’s safe to do so.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- Where there is safe access, we check the ceilings and spaces below for signs of water.
- You get a report with photos and our recommendations.
Before we arrive
- Make sure we can get to the back of the property
- If you are buying, check with the agent that we can get in
- Have any paperwork from past roof work to hand

What this survey cannot tell you
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- What’s under the membrane without opening it up
- Testing older roof sheets for asbestos
- Structural calculations, which need a structural engineer

Flat and commercial roofs around Little Ann
A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand.
Anyone responsible for a site like Abbotts Ann Church of England Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you own a rental within reach of Andover station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.
Little Ann is about 2 miles south-west of Andover, in Hampshire. Little Ann is one of many places we visit across Hampshire. Across Hampshire, we cover Little Ann. Southampton is in our area too.

Signs you need a flat roof survey in Little Ann
A flat roof lies open to sun, rain and frost, and water drains off it slowly. Over the years, coverings harden, crack and start to come away at the edges. People normally call us when a leak appears, before a purchase, or when the roof may be near the end of its life.
Most people get in touch when they’ve noticed one of these:
- Outlets choked with leaves and silt
- Failed upstands where the roof meets a wall
- Water getting in at rooflights
- Pools of water lying on the roof
Take an older house close to Church of St Mary the Virgin: the flat roofs on later extensions tend to wear out long before the main roof.
