How new roof snagging works in Little Ann
People book us after having a roof replaced or re-covered, and buyers of new-build homes sometimes want the roof checked. Whatever the roof, we inspect as far as it can safely be seen, from ground level, vantage points, the roof space and the roof where safe. You then get a written report with photos to share with your roofer. If you’re worried about gutters or fascias damaged during the job and flashings not properly dressed or fixed, we can find out what’s behind it, on flashings and valleys, new flat roofs and replacement roofs alike.
Older buildings in small places like Little Ann may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.
Nothing in the report is left vague: where something needs attention, it says so plainly.

What new roof snagging doesn’t cover
It helps to know what a survey will not do before booking:
- Whether the roof will leak in future
- Pricing the remedial work
- Legal advice on your contract

DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Little Ann questions
Is my home in Little Ann listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do you cover Little Ann?
Yes, Little Ann is within the area we cover. We survey roofs across London and the South East. Just call 07833 053749 or send us an email and let us know about the property, and we’ll talk through which survey suits.
Do you climb onto every roof?
Only where it’s safe to do so. We inspect whatever is safely visible: from ground level, from windows, from inside the roof space, from the roof where it is safe and by drone where applicable. Anything we can’t see is noted in the report.
Do you survey on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
Can you inspect the roof on a new-build home?
Yes. We check new-build roofs from safe vantage points and the loft space and record any snags. It is worth booking before your builder’s defects period ends.
Do you survey roofs on blocks of flats?
Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Let us know about it when booking and we will plan the survey around it.
How much is new roof snagging?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. For a price for your roof, phone 07833 053749 or use the contact form.
Why it’s worth a survey now in Little Ann
Phone photos from the garden can’t show much. Our inspection looks as closely as can be done safely, including by drone where it is applicable. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

What a survey costs
Every roof is different, so prices are confirmed before you book. This is what makes a difference:
- The size of the roof
- Extra roofs, like extensions, dormers or garages
- The package you choose: Basic, Standard or Premium
- Height and safe access
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.
What we need to know
Getting the details right at the start saves time. It is useful to include:
- Your postcode, so we can check access and travel
- The kind of building and roof involved
- What made you get in touch
- Where water is showing inside, if it is
When you are ready to go ahead, ring 07833 053749 or email us. From there it is a case of choosing a package, agreeing the price and fixing a day.
New roof snagging in Little Ann: local notes
Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
Take an older house close to Church of St Mary the Virgin: a survey will show how the roof has been repaired before, which helps you judge what’s coming.
