Flat roof survey in Knowle: what you get

Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we will recommend a structural engineer. We survey EPDM rubber, upstands and outlets and felt flat roofs, and people most often book us about water getting in at rooflights and outlets that hold water back.

In a small place like Knowle, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What we look for on each type of roof

GRP fibreglass

A well-laid GRP roof often lasts up to about 30 years. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Rooflights and upstands

Rooflights and fragile sheets are never walked on. They’re inspected from safe positions and recorded with photos.

What affects the cost of flat roof surveys

Our packages start from £150, including VAT. What you pay for your roof depends on:

  • How big the roof is
  • Whether it’s a home or a commercial building
  • Chimneys, valleys, parapets and other details
  • How many separate roofs there are, like extensions, dormers and garages

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.

Flat roof surveys in Knowle: local notes

The coast is about 4 miles or less from Knowle, so there is more wind and more salt in the air than further inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.

Landlords with a home close to Fareham station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. If you look after a building like Orchard Lea Infant School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For businesses in and around places like Fareham Shopping Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts.

Knowle is about 2 miles north of Fareham, in Hampshire. Roofs in Knowle get the same thorough look as anywhere else in Hampshire. Our Hampshire coverage includes Knowle and the places around it. Portsmouth is in our area too.

What a flat roof survey does not cover

To be straight with you, a roof survey has limits:

  • Whether the deck or joists are strong enough
  • A promise that the roof will not leak in future
  • Asbestos testing, which needs a specialist asbestos surveyor

If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey before booking. The full list of what we check.

Roof types and parts we check

  • Single-ply membranes
  • Felt flat roofs
  • EPDM rubber
  • Mastic asphalt
  • GRP fibreglass
  • Upstands and outlets

Useful tips for Knowle property owners

A survey works best with a little help from you, before and after. Tips:

  • Look for standing water a day after rain
  • Never stand on rooflights or fragile sheeting
  • Note any new marks on ceilings beneath the roof
  • Clear roof outlets and gutters each autumn

After the visit, we write up the report with photos of what we found. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.

Keep outlets, gutters and hoppers clear, particularly after the leaves fall. A flat roof that drains well wears much more slowly.

Questions from Knowle

Is my home in Knowle listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Knowle?

Yes, Knowle is covered. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

How long is the visit?

Time on site depends on the roof, but most surveys take between one and two hours on an ordinary house, while a commercial roof takes nearer three to four hours. The written report follows by email.

Does the survey cover asbestos?

We do not carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. We note anything that could contain it, and a specialist asbestos surveyor should check it before it’s disturbed.

Do you use drones?

Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Do I need to be at home?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you as you book.

What will the report tell me?

A photo-illustrated written report, explaining the condition of the flat roof, any defects and our recommendations. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.

What happens on the day

You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. A typical survey takes about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. Rural addresses near Knowle can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

How to prepare

  • Gather any invoices or paperwork from past roof work
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Buyers: confirm access with the estate agent or seller
