Flat roof survey in Tapnage
Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. If you’ve noticed upstands pulling away from walls and pools of water lying on the roof, we can find out what’s behind it.
Flat roofs on exposed homes in small places like Tapnage take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.
We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

What a survey costs
Survey packages start from £150, with VAT included. The price for your roof depends on:
- The size of the roof
- How tall the building is and how easy the roof is to see
- Features like valleys, chimneys, dormers and parapets
- The type of building, from a house to a block or an office
All our prices include VAT. Flat roof survey starts from £150, including VAT. You will know the price for your roof before you book.
Getting in touch
There’s no need for technical words. Just let us know:
- Photos of the roof, taken safely from the ground or a window
- Anything about access we should know
- When you need the report by
- Any marks or damp showing indoors
Not sure which survey you need? It is easiest to ring 07833 053749 or email us and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.
What you can safely check yourself
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
What this survey can’t tell you
Every survey has limits, and it is better to know them up front. Keep these in mind:
- Asbestos testing, which needs a specialist asbestos surveyor
- A structural engineer’s assessment of the deck
- What’s under the membrane without opening it up
If in doubt, ring 07833 053749 or send us an email and we’ll point you to the right survey. What a survey covers and does not.
What we check
- GRP fibreglass
- Felt flat roofs
- Upstands and outlets
- Single-ply membranes
- EPDM rubber
- Mastic asphalt
Flat roof surveys in Tapnage: local notes
Tapnage lies within about 4 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
Anyone responsible for a site like The Henry Cort Community College will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. Landlords with a home close to Swanwick station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.

Different roofs, different checks
GRP fibreglass
GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.
EPDM rubber
A rubber roof can last 30 to 50 years, provided its details were done well. We look closely at each of those details.
Questions from Tapnage
Does being near the coast affect roofs in Tapnage?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Is my home in Tapnage listed or in a conservation area?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
What does the report include?
Written findings with photos, covering the condition of the flat roof, the defects we found and what we recommend, in order of urgency where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where applicable and structural analysis.
What does a roof survey cost?
Flat roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.
Can you find where water is getting through my flat roof?
The survey covers the covering and all the details where leaks normally begin, and photograph anything that could be letting water in. Where the source is not obvious, a roof leak investigation or electronic leak detection may be the next step.
Will you check the loft?
Typically, if there is one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

Do you need a flat roof survey in Tapnage?
The details are frequently where a flat roof lets go first. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. If they were rushed when the roof was laid, they’re frequently the first things to fail.
People typically book a survey after spotting one of these:
- Outlets that hold water back
- Splits and cracks in the covering
- Leaks around rooflights
- Raised blisters across the surface
If you look after a shop, office or commercial unit, for instance near Fareham Shopping Centre, the flat roofs over shops and commercial units are worth checking before a leak, not after.
Before you book anyone

- What the survey won’t cover
- What follow-up you get after the report
- Whether the inside of the roof is included
The survey, step by step
The visit has one job: to see as much of the flat roof as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit typically takes about one to two hours for a small flat roof at home, and longer for a large commercial one. In a small place like Tapnage, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photos and recommendations, comes to you by email.
Before the survey
- Have any paperwork from past roof work to hand
- Keep pets in another room
- Tell us where we can park nearby
