Common questions in Norleywood

Does a conservation area affect roof work in Norleywood?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is the coastal weather around Norleywood hard on roofs?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows.

Do you take photos of the roof?

Yes. The report includes photos of what we found, so you can see each point for yourself.

What’s the best way to book?

The quickest way is to call 07833 053749 or email us. Give us the address and a few details about the roof, and we will suggest the right survey. Surveys run seven days a week.

Do you go up onto the roof?

It depends on what’s safe: on the roof where it’s safe, and from windows, nearby vantage points and inside. Fragile rooflights and fragile sheets are never walked on.

Will you fly a drone over my roof?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

How long does the survey take?

Most surveys take between one and two hours at most homes, and more on a big or complicated roof. The report follows by email.

Flat roof surveys for homes and businesses in Norleywood

If the house you are buying has a flat roof on an extension, dormer or garage, it is worth knowing its condition before exchange. Felt roofs frequently last around 15 to 20 years, while EPDM and GRP often last longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. That gives you facts to raise with the seller or agent. Typical surveys look at failed seals around rooflight kerbs and loose or cracked edge trims, across mastic asphalt, GRP fibreglass and single-ply membranes.

In a village or hamlet like Norleywood, flat roofs are normally on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Flat roof surveys around Norleywood

Norleywood lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. About 3.5 miles north-east lies Beaulieu Palace House, a reminder of how long the area around Norleywood has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

For an older house near a landmark like Church of St Mary, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you let a flat or house near Lymington Pier station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take a building like South Baddesley Church of England Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Norleywood is about 3 miles north-east of Lymington, in Hampshire. Roofs in Norleywood get the same thorough look as anywhere else in Hampshire. Norleywood is one of the towns and villages in Hampshire we cover for flat roof surveys. For surveys nearby, see our Southampton page.

What affects the price in Norleywood

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • Whether it’s a home or a commercial building
  • The package you choose: Basic, Standard or Premium
  • The roof’s overall size
  • How tall the building is and how easy the roof is to see

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Helping us price your survey

We will typically ask about:

  • Why you want a survey: buying, a leak, a storm or new work
  • When you need the report by
  • The address and postcode of the property
  • Any marks or damp showing indoors

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

Roof by roof

EPDM rubber

An EPDM rubber roof is usually one large sheet, bonded to the deck. The survey looks at laps, edge trims, corners and signs of puncture.

Mastic asphalt

Older asphalt can become brittle and crack as the roof moves. The report shows where it is cracking and how far it seems to extend.

When you need someone else

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • What’s under the membrane without opening it up
  • An exact number of years the roof has left
  • Areas we can’t see or reach safely, including fragile rooflights and sheeting

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you. The full list of what we check.

What we do, step by step

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Around Norleywood, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photos and recommendations, comes to you by email.

Before we arrive

  • Let us know about parking before the day
  • Have any questions written down, so nothing gets missed
  • Dig out any old roof reports or invoices

Tips from our surveys

Some practical points come up on survey after survey. They apply to most roofs:

  • Keep people off the roof unless they need to be there
  • File the paperwork for the roof and any repairs
  • Keep clear of rooflights and fragile roof sheets
  • Note where water lies after a downpour

The report is emailed to you, ready to share with a roofer, the seller or a managing agent. Each defect is described in plain words and shown in a photo, so others can follow it without going up to look.

Small defects are simpler to deal with while they’re still small. A flat roof that’s looked after between surveys normally lasts longer.

Rented homes, blocks and businesses

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Landlords and letting agents in Norleywood book surveys as well as householders. The report gives you a dated record of the flat roof, with photographs, which helps you plan work between tenancies.
