Flat roof survey in Wyck

Our Basic Survey, from £150, gives you a visual inspection with photographs and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. We survey EPDM rubber, upstands and outlets and mastic asphalt, and the problems we’re asked to look at most are dips that suggest the deck is deflecting and standing water left after rain.

In a small place like Wyck, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

How the survey works

You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll take it from there. A typical survey takes an hour or two at most homes, and longer for a large or complex roof. For a village or hamlet like Wyck, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Inside, we look for damp and staining under the roof where there is access.
  5. You get a written report with photos and our recommendations.

How to prepare

  • If the roof is shared, arrange access with whoever manages the building
  • Check we can get to the back of the property
  • Let us know about parking before the day

Tips from our surveys

Over many surveys, some simple habits stand out as worth the effort:

  • Check that new brackets or units haven’t damaged the covering
  • Look for standing water a day after rain
  • Book a survey every few years
  • File the paperwork for the roof and any repairs

Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.

Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.

Checking the roof from ground level

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.

When to book a survey in Wyck

No flat roof covering lasts for ever. Around 15 to 20 years is common for felt, while EPDM frequently lasts 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. A survey shows how yours is holding up, whatever its age.

Most people get in touch when they’ve noticed one of these:

  • Standing water left after rain
  • Cracked or split membrane
  • Blisters and bubbles in the covering
  • Blocked or damaged outlets

For an older house near a landmark such as Church of St Mary, the joins between later flat roofs and the old walls are where problems typically start.

Before you book any roof surveyor

  • Their insurance cover
  • Whether any drone flown is registered with the CAA
  • Which parts of the roof they’ll actually see
  • What follow-up you get after the report

What to expect from a roof survey

How we price flat roof surveys

Prices always include VAT. What changes the price is:

  • The package you choose: Basic, Standard or Premium
  • How complicated the roof is, with its valleys, chimneys and parapets
  • House, block, shop or office
  • The use of thermal imaging or a drone

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Flat roof surveys in Wyck: local notes

Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

Anyone responsible for a site like Binsted Church of England Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you own a rental within reach of Alton station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Wyck is about 3 miles east of Alton, in Hampshire. Wherever you are in Wyck, we can carry out flat roof surveys at your property, on a weekday, Saturday or Sunday. Wyck is one of the towns and villages in Hampshire where we work for flat roof surveys. You can also see our page for Guildford.

What this survey can’t tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Testing older roof sheets for asbestos
  • A fixed date for when the roof will need replacing
  • Structural calculations, which need a structural engineer

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey before you book. The full list of what we check.

What we look at

  • Mastic asphalt
  • Single-ply membranes
  • Felt flat roofs
  • GRP fibreglass
  • EPDM rubber
  • Upstands and outlets

Wyck questions

How do I find out if my home in Wyck is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover Wyck?

Yes, Wyck is one of the places we work. The survey and report are the same in Wyck as anywhere else, and visits run on weekdays and weekends.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Tell us about it as you book and we’ll plan the survey around it.

How long does the survey take?

Expect it to take between one and two hours at a typical home, while a commercial roof takes nearer three to four hours. The written report follows by email, on the timescale of your package.

Is ponding on a flat roof a problem?

Ponding is worth looking into. It can point to blocked outlets, poor falls or a deck that is sagging, and water that sits wears the covering sooner. Our survey notes the ponding and what seems to be causing it.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

How much is a survey?

Flat roof survey starts from £150, including VAT. We confirm the price for your survey before booking, and it depends on the roof’s size, access and the package you choose. For a price, ring 07833 053749 or drop us an email.
